Renovation of an office development in Markham, Ontario. Conceptual plans call for the renovation of a office development.
This project involves the safe removal and disposal of asbestos containing ceiling tiles, and reinstatement of a new ceiling located on the 1st floor board room and 2nd floor kitchen. The scope includes compliance with all federal, provincial, and local regulations for hazardous materials abatement. The 12x12 ceiling tiles are adhered to substrate drywall with mastic, which is also asbestos containing. The mastic is in ¼” pucks that need to be chiseled off. Consideration must be given to impacts on ceiling mounted elements such as lighting, sprinklers, detectors, diffusers, HVAC, and life safety systems. The work includes site preparation with containment barriers, negative air pressure systems, and warning signage. All personnel must be certified asbestos abatement workers and use appropriate PPE. The removal process will use wet methods and hand tools to minimize fiber release, and asbestos containing materials must be bagged and sealed in approved containers, then transported and disposed of at a licensed hazardous waste facility. Upon completion, the area will be thoroughly cleaned, HEPA vacuumed, and undergo final air clearance testing by a third-party environmental consultant to confirm it is safe for re-occupancy.
