Renovation of a water / sewer project in Turlock, California. Completed plans call for the renovation of a water / sewer project.

Engineer's Estimate $ 227,500.00 PROJECT FULL TITLE: HVAC and Roof Replacement at the Sodium Hypochlorite Building. The work consists in general of replacement of the Sodium Hypochlorite Building Roof and HVAC Unit. The work includes all necessary labor, materials, tools, equipment and any incidentals needed to perform the improvements as shown on the contract plans. Contractor License Required: C-39 - Roofing Contractor, C-20 - Warm-Air Heating, Ventilating and Air-Conditioning Contractor Roof Demolition Contractor shall: o Remove the entire existing flat roof system including the membrane and underlayment to expose wood sheathing substrate. o Remove all edge, corner, and penetration flashings, coping, and pipe boots. o Legally dispose of all removed roofing and related materials following local codes. The lump sum contract price paid for Roof Demolition shall include full compensation for furnishing all labor, material, tools, equipment and incidentals, and for doing all the work involved in roof demolition, complete in place, as shown on the plans, specified in the standard specifications and these special provisions, and as directed by Engineer. Flat Roof Replacement - 60 Mil PVC (BASE BID) The Base Bid includes full replacement of the existing flat roof system using a heavy-duty PVC membrane, as generally described below. Refer to the attachments for technical specifications applicable to the base bid PVC roofing system. The work of the base bid is described generally below: A. Cool Roof Requirements: 1. The new PVC membrane roofing system shall comply with the Cool Roof requirements of the California Energy Code (Title 24, Part 6) applicable at the time of permit issuance. The installed roofing material must meet or exceed the minimum solar reflectance, thermal emittance, and/or Solar Reflectance Index (SRI) values specified for low-slope (<2:12 pitch) roofing in nonresidential buildings. 2. Roofing products must be Certified and Listed in the Cool Roof Rating Council (CRRC) Product Directory and installed per the manufacturer's instructions to maintain performance ratings. 3. The Contractor shall: a. Provide submittals verifying CRRC listing and compliance with applicable performance thresholds; b. Ensure all adhesives, sealants, and accessories are compatible with the selected cool roof system; Edge & Flashing Details 1. Provide new metal coping, perimeter edge flashings, flashing around all penetrations, and replacement of damaged downspouts. Roof Insulation Board 1. Install two layers of 2-inch-thick polyisocyanurate (4 inches total) with a minimum R-Value of 5.6 manufactured by Hunter, Johns Manville, GAF, or approved equal. Offset the two layers from each other during installation. Insulation board shall be attached as per the detail below: Underlayment 4. Install 1/4" thick DensDeck Prime or approved equivalent. PVC Membrane Installation 2. Install minimum 60 mil PVC membrane. Flat Roof Replacement - KEE (ADDITIVE BID ALTERNATE) NOTE: The Additive Bid Alternate cost entered on the Bidder's Form shall be the incremental cost increase to upgrade from Bid Item #4 - 60 mil PVC to 2-ply Ketone Ethylene Ester (KEE). For example, if the bidder's price for the base bid for flat roof replacement system of PVC totals $280,000, and the total cost of work including a 2-ply KEE roofing system totals $300,000, then the amount to be entered on the bid form for the Additive Bid Alternate should be $20,000. The additive bid alternate consists, in general, of replacement of the flat roof area using a 2-ply KEE (Ketone Ethylene Ester) system. The scope of work for Additive Alternate is generally described below. Refer to the attachments section for technical specifications applicable to the additive bid alternate 2-ply KEE roofing system. Each proposal must be accompanied by cashier's check, check certified by a responsible bank, or by a bid bond, the proposed form of which is on file in the office of the City Engineer of said City and to which special reference is hereby made in a sum not less than ten percent (10%) of the total amount bid, payable to the City of Turlock as liquidated damages in the case the bidder is awarded the contract and fails within ten (10) days after the date of mailing to him by the City Engineer of a notice of award of the contract and that the contract is ready for signature to execute the above-mentioned written contract and file with the City Engineer satisfactory insurance certificates as required by the terms of said contract and satisfactory bonds as required by law for the faithful performance of said contract and for the protection of material, men and laborers. Special reference is hereby made to Sections 5100, et. seq., of the Public Contracts Code of the State of California and to the proposed forms for said bonds now on file in the office of the said City Engineer for further particulars regarding bonds.
