Site work and new construction of an industrial development in Perham, Minnesota. Completed plans call for the construction of a 2,560-square-foot industrial development; and for site work for a industrial development.

The work will be done under one prime contract that includes General, Mechanical, and Electrical construction. The Contractor shall construct a 40-ft wide by 64-ft long by 14-ft high wooden post building. Work includes installation of 40-ft pre-engineered snow loaded trusses or equivalent, 3 Ply 2-in by 6-in laminated columns with 4-ft on-center sidewall and 6-ft on-center gables or equivalent, and a 40-ft x 64-ft x 6-in concrete foundation with rebar reinforcement 18-in on-center or equivalent (foundation to be installed in 2027, building in 2026). Installations include Wheatland Charcoal Gray 26Ga D-Rib roof, Wheatland Pewter 29Ga D-Rib walls, Wheatland Charcoal Gray siding and trim or equivalents, RV100 ridge vent or equivalent, ventilation fans in the peaks of the east and west ends, two Wheatland ADA-compliant walk doors, 12 Vector vinyl slider windows with screen package or equivalent, an 18-ft by 12-ft Midland Garage Door non-insulated overhead door with operator and security light on the east wall, a 10-ft by 12-ft Midland Garage Door non-insulated overhead door with operator and security light on the north wall, tap into existing buried water line and supply one frost free spigot attached to building, supply dedicated power from existing pole including new meter and breaker box, five electrical outlets equally spaced along each long wall (ten total), lighting inside building to provide at least 40 lumens per square foot, and two new lighted exit signs with emergency lighting. Bidders are encouraged to review insurance and qualification requirements as outlined in Section 00 73 16, AIA A201 Article 11, and Attachment C of the Response Form. Responding company must have completed as a Prime Contractor at least three contracts achieving Substantial Completion since 2021 for construction of a wooden post building exceeding 30 ft by 30 ft in size, each with a construction value of $50,000 or greater. Project Manager and Job Superintendent responsible for this project each must have at least three years of experience with similar wooden post building construction, each valued at $50,000 or greater.
