Remodeling of a multi-residential development in Milwaukee, Wisconsin. Completed plans call for the remodel of a multi-residential development.
Financing for work under this contract is provided through the Neighborhood Improvement Development Corporation (NIDC), which reserves certain rights including development of the scope of work, assistance with the bid process, preparation of the contract, approval of change orders and payments, and other aspects of contract execution and implementation. Contractors must meet with the owner at the property to inspect and review conditions prior to submitting a bid. Bidders must have experience with similar projects and hold appropriate licenses. Bidders must certify they are not debarred, and submit requested ownership and property information. The Owner reserves the right to reject any and all bids and to waive informalities. Permits required to complete the contract must be obtained and paid for by the contractor, including a lead abatement permit if necessary. The selected contractor will submit a schedule of payments and values for completed work, and at NIDC’s discretion, 10% retainage may be withheld pending completion of punch list work. The City of Milwaukee Rehabilitation Technical Specifications and Performance Standard apply, with precedence given to the Scope of Work in case of conflict. Nondiscrimination must be practiced, and participation by Small Business Enterprises (SBE) and Section 3 workforce is strongly encouraged. Contractors are expected to respect the privacy of property owners and only visit properties after confirming appointments by phone.
