A.C. Development, LLC is soliciting Statements of Qualifications from licensed contractors for the construction of The Residences at 340 North (Phase I), located in Estate St. Joseph and Rosendahl, St. Thomas, U.S. Virgin Islands. The project is a multi-phase residential development consisting of approximately 80 residential units, including townhomes and single-family homes, along with all supporting infrastructure. Phase I includes the construction of approximately twenty-two (22) two-story townhome units and all associated infrastructure, utilities, and site improvements necessary to support both the initial phase and future development. Construction will follow A.C. Development's approved construction drawings. Respondents will be evaluated on relevant vertical construction experience, technical capability, key personnel, financial capacity, quality control and past performance, and experience with federally funded projects. All qualification statements, questions, communications, and addenda must be submitted through the IonWave portal. Attendance at the pre-proposal conference is mandatory; attendance at the site visit is optional. This is the first phase of a two-step procurement process. Qualified respondents will be shortlisted and invited to participate in a subsequent Invitation for Bid or Request for Proposal for vertical residential construction. A.C.
