Remodeling of a recreation facility in Los Gatos, California. Completed plans call for the remodel of a 60-square-foot recreation facility.

Adult Recreation Center Interior Wall Remediation and Build Back for the Town of Los Gatos. A full inspection and report conducted in November 2025 identified areas in need of remediation and replacement, totaling approximately 60 square feet. The inspection report will be shared at the pre-bid meeting. A. Location and Description - The Project involves remediation and build back of interior wall sections , flooring materials and finish paint . Time for Final Completion - The Project must be fully completed within 20 calendar days from the start date set forth in the Notice to Proceed . Town anticipates that the Work will begin on or about July 8 , 2026 , but the anticipated start date is provided solely for convenience and is neither certain nor binding . B. Estimated Cost . The estimated construction cost is $ 100,000 . Project Overview Provide all labor , supervision , materials , equipment , containment systems , cleaning , disposal , and coordination necessary to complete interior mold remediation and restoration work within the affected areas of the building , including but not limited to : o Mold remediation Removal and replacement of damaged gypsum board (sheetrock ) . Surface preparation and finish painting Flooring material restoration and / or replacement Final cleaning and project closeout All work shall comply with applicable federal , state , and local regulations , including : OSHA requirements EPA mold remediation guidelines IICRC S520 Standard for Professional Mold Remediation Manufacturer installation requirements Applicable building codes Containment Isolate affected work areas using 6 - mil polyethylene sheeting and maintain negative air pressure throughout remediation activities . Install HEPA -filtered negative air machines sized appropriately for affected square footage . Demolition and Removal Remove and dispose of : Mold - contaminated gypsum board Insulation Baseboards and trim as required Unsalvageable flooring materials Other porous materials impacted by microbial growth Removal shall extend a minimum of : o 2 feet beyond visible mold damage , or o As determined by moisture mapping and field conditions . Cleaning and Treatment o HEPA vacuum all exposed surfaces . Damp wipe structural framing and non - porous surfaces using EPA - registered antimicrobial cleaner . Wire brush or mechanically clean framing members where required . Apply antimicrobial treatment to affected structural surfaces . Perform drying / dehumidification until moisture content reaches acceptable industry standards . Air Quality and Clearance Coordinate third - party post - remediation verification (PRV ) testing if required by Owner . Contractor to correct deficiencies identified during clearance testing at no additional cost if caused by incomplete remediation . Build Back Scope of Work Drywall (Sheetrock ) Replacement Installation Provide and install new gypsum wallboard matching existing thickness and type , including : Moisture - resistant board where required o Fire - rated assemblies where applicable Shaft wall or specialty board if existing conditions require Finishing Tape , sand , and finish joints . Match existing wall textures and finishes . Accessories Reinstall or replace : Cove Base o Trim o Access panels o Miscellaneous wall accessories removed during demolition Finish Painting Surface Preparation o Prepare all repaired and adjacent surfaces for painting . o Prime repaired areas using mold - resistant primer . o Caulk gaps and repair surface imperfections prior to finish application . Paint Application o One coat primer o Two finish coats premium commercial -grade low -VOC paint Finish Matching Match existing color , sheen , and texture as closely as possible . Final color selection by Owner . Protection and Cleanup Protect adjacent finishes from overspray , spills , and dust . Remove masking and leave surfaces clean upon completion . Flooring Material Restoration Removal Remove and dispose of water- or mold - damaged flooring materials including : Carpet Tiles o Cove base o Adhesives and underlayment as required Subfloor Preparation HEPA vacuum and clean subfloor surfaces . Moisture test subfloors prior to installation . Grind , patch , and level substrates as necessary for new flooring installation . Restoration / Replacement Owner to provide flooring restoration or replacement to match existing materials , including : Carpet tile replacement o o Cove base replacement Installation Standards Install flooring materials in accordance with manufacturer recommendations and industry standards . HVAC and Mechanical Considerations If impacted within work areas : o Clean affected supply / return diffusers and registers . o Replace contaminated insulation surrounding duct penetrations . o Protect HVAC systems from contamination during remediation activities . Waste Handling and Disposal o Remove debris daily from site . o Dispose of contaminated materials in accordance with local regulations . o Transport waste in sealed containers or bags to prevent cross - contamination . Final Cleaning and Closeout Cleaning Provide final cleaning including : o HEPA vacuuming o Damp wiping of horizontal surfaces o Removal of dust , debris , labels , and construction residue Completion Requirements Submit : o Moisture readings upon completion o Product data sheets upon request o Warranty information o Disposal manifests if applicable Question Deadline 06/12/2026 at 4:00 PM PT Bidders should submit any such written inquiries at least five Working Days before the scheduled bid opening . Questions received any later might not be addressed before the bid deadline .
