Renovation of a municipal facility in Monticello, Missouri. Completed plans call for the renovation of a municipal facility.
For a Design -Build Team to renovate the courthouse annex . he courthouse annex building is stick built with brick veneer on a crawl space foundation . The building had developed black mold which has since been cleaned up . Some demolition and removals have been done . The successful design - build team will be required to provide insurance , payment bond , and performance bond when the project is awarded . Primary Goals - Must Have Architectural recommendations for floor plan changes including door locations , door sizes , restrooms layout , etc. to improve traffic flow , waiting area , access control to the court room , and meet ADA requirements , lighting for office use , and color recommendations for doors , paint , base , carpet , etc .. Engineering recommendations for removal and replacement of the HVAC system , plumbing changes , electrical changes , and additional outlets . Engineering recommendations for site , drainage , and structural changes . o Address moisture and ventilation issues to minimize risk of mold returning and / or re - developing in the future . It is expected this will include but not be limited to ; Removal and replacement of existing sidewalk along the west side , landscaping , steps , and other surface features adjacent to the building foundation . New foundation drains at bottom of footing level consisting of perforated PVC Pipe with clean gravel back fill that drain to the street ditch . Additional down spouts and new dedicated solid wall PVC collector pipes that drain to the street ditch , in the same trench as the perforated pipes . Work in the crawl space to reduce moisture , humidity , and improve ventilation . May include sump pumps . Renovate the building to provide office space that is functional and safe . This should include but is not limited to ; o Maximize ceiling height up to bottom of roof trusses . o Jack & level the wood frame main floor system . Replace water damaged posts . O Replace plumbing where needed . Upgrade electrical and add outlets where needed . Add ethernet ports for each office and connection for wifi system . Replace windows on the west wall , south wall , and east wall with high efficiency horizontal slide windows . Remove and replace damaged sub -floor areas . Remove and replace the HVAC system completely . Install the main unit and duct work in the crawl space / basement area . High performance filters with odor reduction . Effective humidity control . Remove and replace the water heater . Install new 50 gallon unit in the crawl space / basement area . New insulation throughout ; R13 ( min ) in the exterior and interior walls . R30 (min ) in the floor R60 ( min ) in the attic . New dry wall throughout except in the existing finished court room . New solid wood doors . New bathrooms with high efficiency , non - clog , chair height toilets . The previously used toilets have been removed and are available for re - use if suitable . Manual operated fixtures , poured marble tops , plywood construction painted cabinets , solid surface flooring is desired . Switch activated lights and high flow vent fans . o The flooring in non - bathroom areas is desired to be a high quality , commercial , foam back floating carpet square system that is not glued down . Dark color , wear resistance , and easy replacement are key features . Rubber or painted wood base , paintable wood trim , and durable paints throughout . O LED lights on switches . o Attention to energy efficiency for heating and cooling efforts .
