Indefinite Delivery Indefinite Quantity multiple award task order construction services to support a wide range of general construction projects over a five-year period, including a one-year base period and four option years. Work will be performed using Design-Build or Design-Bid-Build task orders and will primarily consist of repair, alteration, renovation, conversion, and tenant finish projects in occupied federally owned or leased facilities for GSA and other federal agencies. Typical task orders may include architectural modifications to ceilings, walls, floors, roofing systems, millwork, and wall coverings; upgrades or replacements to mechanical systems such as air handling units, chillers, boilers, ductwork, piping, HVAC controls, fire protection sprinklers, and plumbing equipment; and electrical work including lighting systems, power distribution systems, and transformers. Specialized capabilities may be required for membrane roofing, asbestos abatement, PCB removal, and elevator-related work. The contractor shall perform full general contractor responsibilities, including administration of construction contracts and subcontracts, field verification and site investigations, testing, design reviews, constructability reviews, cost estimating, schedule development, progress reporting, value engineering, coordination of meetings and project activities, quality control, commissioning, sustainable design documentation, construction waste recycling documentation, CPM scheduling, maintenance of daily logs and monthly reports, monitoring construction costs, and managing project closeout and turnover. Task orders may also require pre-construction phase services, including design evaluation, consultation during design development, identification of design issues, preliminary scheduling, cost estimating, and development of subcontractor and supplier participation. The maximum value of each awarded contract is $20,000,000, with individual task orders ranging from $2,000 to the applicable prospectus threshold.
