The scope of work is for phase 1 only and includes the South side of the Ground Floor, the Second Floor and a small suite on the Fourth Floor. Schedule: Question Deadline 06/24/2026 Project Questions shall be directed in writing to Darcie McConnaha with LRS Architects at dmcconnaha@lrsarchitects.com. The question(s) will be logged with the answer(s) and posted to our website at Online. The building will be occupied during construction and to remain functional, the project has been divided into two phases. The scope of work is for phase 1 only and includes the South side of the Ground Floor, the Second Floor and a small suite on the Fourth Floor. During construction, all areas hatched gray on the construction documents need to remain accessible to the public and / or County staff in addition to Corridor 006, Stairway Foyer 014, and Central Stairway West 013 on the Ground Floor for Jail Transport. The 2nd floor restrooms only may be used by contractors during construction. Construction can occur during normal building hours (M-F 8:00 am-5:00 pm) unless the work is loud, disruptive to services, or involves harsh fumes or vibrations in which case it would need to occur after 5:00 pm and before 7:00 am or on weekends. All contractors are required to complete and pass a Criminal Justice Information Services (CJIS) security clearance background check prior to work commencing. Generally, the work includes but is not limited to selective demolition; new wall framing and gypsum board finishes; new doors, relites, door hardware, casework, finishes, electrical / low voltage rough-ins and new LED light fixtures. Existing HVAC systems, fire alarms and fire sprinklers will need to be modified based on the new layout. The courthouse is a historical building and as such the reuse of some historical elements are outlined in the bid documents. The building's fire life safety systems will need to be modified as required by code and submitted as deferred submittals by the GC selected sub-contractor to the City of Vancouver for permit. Permit will be paid for by Contractor. Send questions to bids@robcon.com
