The Mille Lacs Band of Ojibwe, Community Development office, will accept sealed lump sum bids for a residential renovation at 520 1st Street SW, Hinckley, MN. The scope of work includes both exterior and interior renovations according to the 2025 MLB Spec Book. Exterior work includes: removing and replacing the expansion joint at the garage, demolition of the concrete slab along the home’s side, re-securing wood window wells, repairing and sealing a concrete window well, deleting and installing downspouts, repairing foundation flashing, forming and pouring new concrete splash pads, removing and replacing a sidewalk section to install draintile, and installing a poly window well cover. Landscaping must be restored and yards re-seeded where work was performed. Interior work includes: replacing all smoke detectors with specified combination smoke/CO units, cleaning all ductwork and related vents/fans, replacing drywall and repainting in the lower NW bedroom, matching new texture and paint to existing conditions, replacing baseboards to match existing finishes, and removing existing carpet and pad to install specified waterproof vinyl tile. Contractors must identify discrepancies in the scope or code requirements, secure all permits and fees, and repair any damages caused during the work. All contractors must comply with Davis Bacon wage requirements and American Indian Employment requirements. Proposals must be submitted as lump sum bids, with all required documentation, and mailed to the specified address. No bid will be accepted if not submitted as instructed. The winning contractor must mobilize within 30 days of contract execution and complete the project within 90 days. Performance bonds are required for contracts exceeding $100,000.00.
