The project consists of the completion and finishing of an existing pole barn, including coordination of all trades and delivery of a fully operational space. The selected contractor will provide all labor, materials, equipment, supervision, and construction management services necessary to complete the project. The contractor will serve as both General Contractor (GC) and Construction Manager (CM). The intent is to deliver a complete, fully functional installation with no outstanding deficiencies at project closeout. Scope of work includes: - Management of all trades and subcontractors - Development and maintenance of the project schedule - Procurement of materials and equipment - Site supervision and safety oversight - Coordination of inspections and approvals - Field verification of existing conditions - Constructability review and project planning - Completion of framing and purlin installation - Installation of spray foam insulation system - Installation of interior liner panels (walls and ceiling) - Installation of trim, closures, and finishing components - Window finishing (metal wrap and J-channel) - Divider wall double entry door installation - Installation of two front garage door openers - Installation of heating and electrical systems - Pouring of concrete slab and exterior approach - Excavation and trenching - Site protection and cleanup - Maintenance of a clean and safe jobsite - Protection of all existing surfaces and materials - Provision of all equipment, lifts, and access - Coordination to minimize disruption - Verification of all existing site conditions - Inclusion of all identifiable conditions in the bid - Completion of punch list items, final cleaning, and delivery of a fully operational building Instructions to bidders include: - Bids must be submitted in a sealed envelope, clearly marked with the project name, and addressed as specified. - Bids must fully comply with all aspects of the specifications; any deviations must be noted or the bid will be rejected. - Dundee Community Schools reserves the right to reject any or all proposals and bids, accept bids in whole or part, award contracts by individual items or lump sum, and waive informalities, defects, or omissions if deemed in the best interest. - Bids shall be binding for sixty (60) days from opening; prices will be binding for the length of the contract. - Award of the bid is pending final approval by the Board of Education. - Timeframe for project start and completion must be stated. - The project could be subject to prevailing wages depending on the source of funds. - Proposals must include company qualifications, project approach and schedule, itemized cost breakdown, lead times, references, and proof of insurance. - Contract will be awarded as a Guaranteed Maximum Price (GMP) including all labor, materials, equipment, subcontractors, overhead, and profit; the contractor must not exceed the GMP unless approved charges occur. - Manufacturer warranties and a minimum one-year labor warranty are required.
