Renovation of a mixed-use development in Dayton, Ohio. Completed plans call for the renovation of a medical facility.

Modification 0001 Change to two VAAR clauses. The work involves repairing and restoring the elevator system in Building 425 (Fisher House), a two-story facility where the existing elevator is currently out of service due to damage caused by an electrical storm. The contractor shall diagnose and complete repairs to the elevator's input/output (I/O) board and replace the central processing unit (CPU) to return the elevator to full operational status. All work must ensure proper functionality, compliance with applicable standards, and safe operation of the system upon completion. A site visit is scheduled for July 15, 2026, subject to amendment, with additional details provided in the solicitation. Modification 0001 includes changes to two VAAR clauses. Provide the labor and repairs necessary to return the elevator to service. The requirement includes removing the damaged I/O board, repairing it, and reinstalling it. Additionally, the damaged CPU must be removed and replaced . All materials and work shall comply with ASME A17.1 , Safety Code for Elevators and Escalators After reinstallation of the I/O board and CPU , the elevator must be programmed, adjusted and tested to ensure safe, reliable operation. All work shall be performed by certified elevator technicians. The elevator is identified as a ThyssenKrupp (TKE Tac 32) with valve serial number 06141825. It is a passenger elevator, with direct hydraulic and steel guide rails. The capacity is 3,000lbs with a rated speed of 100 fpm. 4. Necessary Tasks: Removal of the damaged I/O board Send damaged I /O to get repaired (new boards are obsolete and not available) Install a new CPU board After installation adjust/program elevator for proper operation Perform all necessary safety checks , including fire recall Period of Performance: Work to be completed within 90 days of contract award.
