Site work and renovation of an educational facility in Columbus, Ohio. Completed plans call for the renovation of a educational facility; and for site work for a educational facility.

Environmental improvements for the BRT ULAR cage wash facility, including necessary modifications to support cage wash operations and environmental compliance. Contractor must have minimum 5 years experience and/or 5 successful projects in working within existing vivariums, cage wash rooms, or similar type environments. 1. Contractor to provide examples upon request. B. C. D. Contractor shall video the existing and current conditions of all project sites, corridors and elevators used for equipment access, mechanical rooms, areas of work within the buildings, surrounding properties, structures, roadways, and the exterior of the building and roof where necessary. See Division 01 Section 01 73 00 for requirements. Contractor is responsible to maintain, care, and service any elevators used by the contractors. Contractor is required to provide their own lifts and/or ladders for work. E. Contractor shall be responsible to repair all surfaces disturbed by the activities of the project, as included, described, or resulting from the required work shown in the project. Where other equipment, devices, piping, conduit, or other utility is removed and the existing finish is affected, repair surface / material to match existing. F. Work includes temporary protection and cleaning of all areas of work. This will include temporary containment protection to reduce dirt/dust in specific areas of work including within the cage wash areas to maintain user operations throughout construction. Work in all areas must be pre-planned/scheduled with specific user groups. Four week notifications must be provided prior to any work in a specific area. Work shall be phased as required including night/weekend work. 1 . Provide at minimum of four (4) scheduling meetings with the specific user groups prior to any work commencing. Purpose as follows: Meeting 1 : Initial input from users to begin developing the plan a. b. Meeting 2: Prior to meeting, submit initial plan. Review at meeting C. Meeting 3 : Discuss any revisions from Meeting #2, additional coordination. 1.3 d. Meeting 4: Final approval of phasing/scheduling plan PE SUMMARY 1. Biomedical Research Tower (BRT) a. Work includes removing/replacing existing damaged duct and pipe insulation within the dirty cage wash area. 1) Associated work includes ceiling removal/replacement, temporary removal/replacement of ceiling devices including sensors, registers, etc. as required for above ceiling work. 2) Existing ceiling devices including sensors, sprinklers , registers, etc. reworked/reinstalled in the new ceilings. to be 3) Work includes the remediation of mold in the existing dirty cage wash ceiling plenum and feed storage room. 4) Work includes new lighting in the dirty cage wash area and feed storage room 5) Work includes painting the walls of the dirty cage wash area. b. Work includes updating controls on the existing supply terminal boxes and existing exhaust air balancing valves serving the cage wash area. c. Work includes extending feed storage room walls up to floor deck above. d. Work includes revising exhaust ductwork to two existing tunnel wash machines. 1) Work on tunnel washer machines shall be phased/scheduled such that one machine is fully operational at all times during normal space operating hours. As one machine is required for ULAR operations, OSU reserves the right to reschedule/cancel work in the event one machine is unavailable due to this project scope or any unforeseen equipment issues that may arise. e. Work includes removing existing supply and exhaust duct systems serving the adjacent vault area. Openings into vault will be infilled with masonry block. 1) Work includes providing temporary vault exhaust ventilation measures while demolition and infilling of wall openings occurs. f. All work shall be phased and assumed to be performed mostly on weekends, refer to phasing plans on the documents. Specific tasks identified during construction that are specifically coordinated and scheduled with the Building Facility Manager and cause no noise, odor, fumes, etc. may be allowed during the work week or at night during the work week with final approval by the OSU project manager. Cage Wash operations must be fully maintained during normal space operating hours. 1) As noted in the allowance section of the specifications, contractor shall provide and coordinate with OSU Department of Public Safety for a public safety/fire watch during all night and weekend work in the vivarium space. Set-asides: 5% EDGEP.
