The General Contractor shall provide all labour, supervision, materials, equipment, coordination, permits, protection, waste handling, and documentation required to complete the specified post-sewage remediation and space restoration work at 940 Alder Street, Campbell River, BC, in accordance with the issued drawings and specifications. The work is to be completed in sequence. The first phase includes the specified hazmat abatement, mould remediation, and removal of impacted materials within the identified work areas only, including required containment, negative air, cleaning, disposal, inspections, and clearance testing. No additional abatement or remediation work is to be assumed beyond the areas and materials identified in the contract documents, unless reviewed and approved through the project change process. Following successful clearance and approval to proceed, the Contractor shall reinstate the affected areas, including gypsum board, flooring, base, sealants, painting, and related finishes to match existing conditions unless otherwise noted. The work may be completed during regular business hours where it does not disrupt tenant operations, building access, occupant comfort, or building services. Any work that creates noise, dust, odours, service interruptions, access restrictions, or other impacts to occupants shall be coordinated with the BGIS Project Manager and may be required to be completed after hours. The General Contractor shall coordinate required subcontractors, testing agencies, access, safety documentation, schedule updates, and closeout records while minimizing disruption to building operations and protecting adjacent occupied areas.
