Construction of a new entrance station for Gunlock State Park. The purpose of this IFB is to enter into a contract to provide construction of the entrance station to Gunlock State Park. It is anticipated that this IFB will result in a single contract award to the lowest cost responsive and responsible vendor. Length of Contract: Substantial Completion Date: January 1, 2027. Vendor must guarantee its pricing through completion of the project. ** Site visit info : The meeting will begin promptly at the specified time. Any prospective bidders who arrive late at the meeting will not be allowed to continue with the site visit nor submit a bid. Failure to attend the site visit shall result in the disqualification of any bidder who does not have an authorized representative attend the entire duration of the mandatory site visit. This includes not taking calls/texts during the site visit. Phones may be used to take pictures. All discussions not related to the site visit must be done after the site visit to avoid disturbing attendees. The Contractor's bid shall include furnishing all supervision, labor, materials, tools, equipment, transportation, and incidentals necessary for the complete construction of the Gunlock State Park Entrance Station and all associated site work. All work must be completed in strict accordance with the stamped Construction Documents, Project Manual , Structural Calculations, and DFCM General Conditions. Major Construction Work & Trades Include: Civil, Site Work & Utilities: Site clearing, grubbing, tree/brush removal , demolition, and asphalt saw cutting. Earthwork, site excavation (~ 1,012 CU YD), and placement of structural fill/embankment (~517 CU YD) per the Geotechnical Report. Installation of ~20,325 SQ FT of 3-inch Hot Mix Asphalt (HMA PG 58-28) paving, 4-inch concrete flatwork, 6-inch reinforced concrete flatwork, concrete curb walls, steps, parking blocks, bollards, and concrete retaining walls with footers. - Utility trenching and service connections: ~95 LF of 1 -inch Poly water line, ~95 LF of 4-inch D-3034 PVC sewer pipe with double cleanouts, and main electrical service tie-in . - Application of pavement marking paint (traffic arrows, ADA stall symbols) and installation of standard steel-post roadside signage (Stop, One Way, Do Not Enter, Van Accessible). Structural & Building Envelope: Interiors: Cast-in-place concrete slab-on-grade foundation with continuous perimeter footings and thickened slab footings. 2x6 wood stud wall framing, structural composite lumber, structural steel HSS columns/beams, and prefabricated metal plate wood roof trusses. Exterior envelope: Standing seam metal roof system, continuous rigid board thermal insulation, weather/vapor barriers, thermally broken aluminum storefronts, sliding transaction glass doors, adhered manufactured stone masonry veneer, and an Exterior Insulation and Finish System (EIFS). Complete interior finish build-out incorporating office space, fee counter/desk, public retail space, storage, utility rooms, and an ADA-compliant single-user restroom . Interior wall/ceiling finishes: Gypsum board assemblies, fiberglass reinforced paneling (FRP) in wet areas, suspended acoustical ceilings, painting, ceramic tiling, LVT, tile carpeting , custom architectural wood casework, and restroom accessories. 2 Mechanical, Electrical & Plumbing (MEP): HVAC: Installation of a 2-zone single package vertical unit heat pump system (22 kBtu/h heating, 23 kBtu/h cooling), complete ductwork, exhaust fans, and programmable controls per 2021 IECC. Plumbing: Point-of-use 6-gallon electric water heater, domestic water piping, sanitary waste/vent piping, backflow preventers, floor drains , and commercial ADA plumbing fixtures. Electrical: Main electrical service panel distribution, telecommunications raceways, satellite mount infrastructure, and interior/exterior LED lighting fixtures with daylight and occupancy sensors.
