The Owner invites Responses from qualified and experienced Respondents for the purpose of establishing a shortlist of Respondents who, if successfully pre-qualified, will be eligible to receive an invitation to participate in a subsequent solicitation for the DCNW L5/L6 Sprinkler System Project at Douglas College's New Westminster Campus. This RFPQ is a pre-qualification process only. It is not a tender call, does not request pricing, and does not create a contractual relationship between the Owner and any Respondent. The Owner is conducting this pre-qualification because the contemplated Work involves the renewal and replacement of the existing fire protection sprinkler systems serving the 5th and 6th floors of the New Westminster Campus within an active post-secondary educational facility, requiring specialized fire protection expertise, careful coordination, and demonstrated experience delivering similar institutional projects. Interested Respondents are invited to submit a Response to this RFPQ for evaluation to determine whether they qualify for inclusion on the shortlist of Qualified Respondents. Only Qualified Respondents will be invited to participate in a subsequent Invitation to Bid (ITB), if issued. The existing fire protection sprinkler systems serving the 5th and 6th floors of the Douglas College New Westminster Campus have reached the stage where renewal is required to maintain a reliable, codecompliant, and maintainable fire suppression system. The existing pre-action sprinkler systems will be replaced with new wet-pipe sprinkler systems designed and installed in accordance with the latest British Columbia Building Code and NFPA 13 requirements. This capital renewal project is intended to improve the reliability and long-term performance of the College's fire protection infrastructure while reducing maintenance complexity associated with the existing systems. The project includes removal of redundant sprinkler piping, installation of new sprinkler piping, valves, sprinkler heads, seismic restraints, testing and commissioning, as well as all associated restoration work required to return affected areas to their original condition. As the work will be undertaken within an occupied post-secondary educational facility, the successful contractor will be required to carefully plan and coordinate all activities to minimize disruption to College operations while maintaining fire protection and life safety throughout construction.
