Renovation of a multi-residential development in New Westminster, British Columbia. Completed plans call for the renovation of a multi-residential development.

The work includes Phase I – Building B: Full Building Envelope Remediation, Mechanical, Plumbing and Electrical Upgrades and as further set out at Appendices: The work includes but is not limited to the following: Building Envelope Remediation: Targeted concrete repairs, New exterior insulated stucco rainscreen cladding assembly constructed with new membrane and thermal clip attachment system & engineering, including replacement of all existing penetrations (lights, vents, grilles, hose-bibs, electrical outlets, signage) Replacement of all aluminum windows & doors, and storefront entrance & courtyard systems, Replacement of roof deck assembly & membrane Base-of-wall waterproofing upgrades. Mechanical and Plumbing upgrades: Supply and installation of new make-up air packaged terminal heat pump (PTHP) systems and integrated attachments with window spandrel panel & exhaust louvre system. Ventilation upgrades. Targeted sanitary plumbing modifications and back-to-back washroom configurations. Electrical upgrades: Upgrade of suite panels Provision of electrical services related to mechanical upgrades. New LED lighting Security access integration New intercom system for both Building A & B. Additional site and landscape improvements include tree protection, landscaping restoration, new railings, metal service gate & fencing, and a replacement of garden storage shed. Interior work includes new blinds for suites and common areas, new localized millwork to support PTHP, and interior/exterior, insulation, steel stud framing to infill the window openings as required.
