Renovation and expansion of the senior center including commercial kitchen expansion, installation of walk-in cooler, freezer, and pantry, and renovation/expansion of the senior activity hall. Questions Due Date: Sep 4th 2026, 12:00 AM CDT Any questions or additional information required by interested vendors must be emailed to bidquestions@reevescounty.org The Reeves County Senior Center Renovations project is an expansion of and renovation to the existing Reeves County Senior Center located at 505 South Park Street, Pecos, Texas, 79772. The project expands the existing commercial kitchen and adds supporting walk-in cooler, walk-in freezer, and pantry, and renovates and expands the adjacent senior activity hall . The expansion consists of an approximately 2,044 gross-square-foot addition to the existing 7,856 gross-square-foot-building, for a total combined gross building area of approximately 9,900 gross square feet. The building is Type V-B construction (combustible, unprotected , non-sprinklered) with a nonseparated mixed occupancy. The most restrictive occupancy for allowable area is Group A-3(Assembly), with Group B (Business) areas including the kitchen. The expanded commercial kitchen is strictly under 2,500 square feet and is dedicated to a meal-service program that prepares meals for off-site community distribution . The existing and expanded hall operates as an A-3 community space used by seniors for recreational activities, including incidental lounge and activity seating. The total building occupant load is approximately 226 occupants, and an automatic sprinkler system is not required for this facility based on the fire area and occupant load thresholds of the applicable code. Scope of Work: Construction materials and work required include, but are not limited to: selective demolition of existing interior walls, doors, finishes, sidewalk, and associated mechanical , electrical , and plumbing; cast-in-place concrete slab-on-grade, concrete grade beams and footings, a recessed concrete floor pit, and concrete flatwork; wood stud framing and pre-engineered wood roof trusses with plywood roof decking; thermal batt and rigid (polyisocyanurate) sheathing insulation ; an exterior insulation and finish system (E.I.F.S. ) over weather-barrier-wrapped plywood sheathing; a parapet-edged membrane roof system with metal coping cap, overflow scuppers, and pre-finished metal gutters and downspouts; standard hollow metal doors and frames; aluminum-framed entrances, storefront, and aluminum windows; standard door finish hardware; standard glazing including tinted insulated glass units; suspended acoustical lay-in ceilings; cement backer board and waterproofing at wet areas; ceramic tile flooring, base, and wall finishes; gypsum board partitions and finishes; resilient base; painting; corner guards; toilet room accessories; and architectural provisions for ownerand consultant-furnished food service equipment, including the walk-in cooler and walkin freezer. Mechanical , electrical , and plumbing systems are provided under the consulting engineers' documents. The site work includes new and modified concrete sidewalks and accessible ramps, parking area modifications and striping, all as shown on the civil documents. All scope of work shall follow specifications written by Burns Architecture and design drawings, accessible as separate files on the Bonfire portal.
