Reference Number 0000433434 Construct a new 14-foot x 14-foot office and a 10-foot x 10-foot restroom within the existing Press Building. Henry County Water Authority (HCWA) is soliciting bids from qualified contractors to furnish all labor, materials, equipment, supervision, tools, transportation, and incidental items necessary to construct one (1) new 14-foot x 14-foot office with a 9-foot ceiling height and one 10-foot x 10-foot restroom with a 9-foot ceiling height within the existing Press Building at the Indian Creek Water Treatment Plant. The existing Press Building does not currently contain an office or restroom. The work consists of constructing an enclosed office and restroom within the existing building as shown on the attached drawings. The project includes all structural , architectural, plumbing, electrical , HVAC, painting, flooring, and finish work necessary to provide a complete, operational facility. The attached construction drawings are incorporated into this Scope of Work and establish the general layout, dimensions, and location of the work. The Contractor shall review all drawings prior to submitting a bid and shall verify all field conditions before beginning construction. 2. Scope of Work General Construction . Construct one (1 ) CMU block office 14 feet x 14 feet and a 9-foot ceiling height. o Construct one (1 ) CMU block restroom 10 feet x 10 feet and a 9-foot ceiling height. Install structural framing and ceiling joists. Install a 3/4-inch plywood storage deck above the office and restroom. o Install drywall ceiling beneath the storage platform. Install all required insulation, blocking, framing, and finishes. Plumbing Provide a complete plumbing system for the restroom including: Toilet o Lavatory sink Instant hot water heater o Domestic water piping Sanitary sewer piping Vent piping Saw cutting of the existing concrete floor as required. o Connection to the existing under-slab sanitary piping system as shown on the drawings. Concrete repair following plumbing installation. Electrical Provide a complete electrical installation including: Branch circuits Conduit Wiring LED lighting o Wall switches GFCI receptacles where required Duplex receptacles Electrical service for HVAC equipment Electrical service for the Instant Hot water heater HVAC Provide and install: One Wall-mounted HVAC unit for the office. One Wall-mounted HVAC unit for the restroom. Units shall be properly sized for the intended space. Doors and Windows Provide and install: Hollow metal doors and frames. Commercial locksets. Door closers. o Office window. Vision lite in office door. Interior Finishes Provide: Painting of all drywall. Painting of exposed CMU walls. o Painting of doors and frames. o Commercial gray epoxy flooring throughout the office and restroom. Protection of Existing Facilities The Press Building is an active treatment facility. The Contractor shall protect all existing process equipment, piping, electrical equipment, instrumentation, and building components from damage during construction. Any damage resulting from the Contractor's operations shall be repaired or replaced at no additional cost to HCWA. Cleanup The Contractor shall: o Furnish a construction dumpster. o Remove debris daily. Remove all surplus materials. Leave the work area clean upon completion.
