Provide all labor, materials, equipment, supervision, and related construction services necessary to remove and replace the existing standing seam metal roof on the Control Tower Building. Work includes demolition and disposal of the existing roof system, box gutter, scuppers, and lightning protection system down to the concrete roof slab; inspection and refurbishment of existing metal sub-framing; replacement of deteriorated framing members as required; cleaning and protective coating of remaining structural components; repair, cleaning, sealing, and flood testing of the concrete roof slab; installation of closed-cell spray polyurethane foam insulation with a minimum R-30 thermal resistance value; and installation of a new 22-gauge structural standing seam metal roof system with a high-performance PVDF finish. Additional work includes rerouting existing vent and exhaust piping through the masonry side wall, installing a new gutter system, eliminating the existing box gutter configuration, incorporating new ridge and fascia ventilation, installing a custom-fabricated ventilated peak cap, and furnishing and installing a new certified non-penetrating lightning protection system. The contractor shall provide all required submittals, including quality control, safety, and project-specific plans, and perform all work in accordance with applicable USACE requirements and standards. The estimated construction magnitude is between $150,000 and $350,000, with a performance period of 365 calendar days from Notice to Proceed.
