Demolition, site work and environmental remediation for an industrial development in Union City, Ohio. Completed plans call for the demolition of a industrial development; for environmental remediation for a industrial development; and for site work for a industrial development.
The work consists of the demolition of a multi-story wood structure formerly used as a grain mill, approximately 9,416 square feet in floor area located at 210 East Elm Street, Union City, Ohio. It is the intent of this project to protect the remaining buildings and structures contained on the property. The demolition of the building will be razed to a depth of four feet below the existing ground elevation with backfill of the void created. Further information on completion of the work is located in the Summary of Work section of these documents. This program improves neighborhoods, increases surrounding property values, and potentially allows use or re-use of existing sites for redevelopment. Work shall also include removal of any associated sidewalks, trees or brush, or other appurtenances necessary to complete the work. Any public sidewalks that are damaged or removed during the course of the work shall be replaced in the same location and match surrounding elevations with positive drainage away from the property in accordance with Ohio Department of Transportation Specifications. The County intends that this project be completed no later than November 15, 2026 . Bonds: 100% Bid Bond, Certified Check required, 100% Performance Bond, 100% Payment Bond. The scope of work for the property shall include, but not be limited to the following along with compliance with all other requirements contained herein: A) Structure Demolition 1. Demolition requirements shall include removal of the structure situated on the parcel to be completed in a manner to minimize airborne particles of dust and debris. Owner has a water truck that can be coordinated for use to wet down the structure during construction. Should any suspected asbestos material be encountered, stop work and contact Darke County. 2. Contractor shall be responsible to fully protect electric service and related equipment located on the west side of the structure during demolition and site restoration operations. 3. Completely remove below-grade construction, including foundation walls and footings to four foot (4') below finished grade. Break up and completely remove below-grade concrete slabs, in small sizes, suitable for acceptance at recycling or disposal facilities. Completely fill-in belowgrade areas and voids resulting from building demolition operations to match adjacent elevations to the east and west with satisfactory stone materials. Demolition debris consisting of concrete or similar materials (no wood, wall, or roof materials) that are equivalent to a #2 stone size or smaller may be compacted within a basement void up to the four-foot basement wall removal elevation. Compaction shall take place with a loaded dump truck or similar method as utilized with a proof roll. 4. Darke County shall be provided with the location of the haul site for all debris that is hauled off site. Should this be a privately-owned site, provide written approval from the property owner. If a commercial dump site is utilized, copies of all manifest and haul tickets will be required to be submitted to Darke County prior to final payment for the work. 5. Finish grade the site to the elevation of the east and west driveways to create a semi-truck parking area with top stone to match the existing. Contractor to provide a typical section for approval of the parking area in accordance with ODOT Construction & Material Standards. Insure that site is sufficiently level and debris-free with final grade to ensure drainage towards the closest street/roadway and to prevent all site ponding.
