Renovation of a military facility in Newport, Rhode Island. Completed plans call for the renovation of a military facility.

The project consists of a major renovation of King Hall OTC Dorm Building 291, a four-story residential dormitory with a basement level located on the Naval Station Newport campus. The approximately 172,000-square-foot cast-in-place reinforced concrete structure with red brick veneer exterior walls will be renovated to address deficiencies in hazardous materials abatement, building envelope water infiltration, outdated mechanical and plumbing systems and controls, electrical power and lighting systems, security and communications systems, fire protection and fire detection systems, and overall life safety compliance. The work also includes complete roof replacement, replacement of exterior windows and storefront entrances, exterior masonry repairs, and additional exterior site improvements, including construction of a new fire lane. The scope includes code-related upgrades such as construction of a new passenger elevator and structural improvements to meet seismic requirements. Interior spaces will be reconfigured to support tenant needs and code compliance, including creation of new multi-purpose areas on the first floor, relocation of the SMART clinic from the third floor to the first floor, and minor renovations to the existing Naval Health Clinic New England facilities in their current location. Building 291 will remain unoccupied during construction. The estimated construction value is between $100,000,000 and $250,000,000. All work, including any bid options, final cleanup, submission and approval of bonds and insurance, and completion ready for use, shall be completed within 1,278 calendar days from the date of award.
