Site work and renovation of a multi-residential development in Vancouver, British Columbia. Completed plans call for the renovation of a multi-residential development.
On behalf of the Owner/Client, the BC Indigenous Housing Society (BCIHS) referred to as our "CLIENT", this is an invitation by the Aboriginal Housing Management Association (AHMA) to proponents to submit proposals for the provision of General Contractor Services for a Re-Pipe and Energy Retrofit Project at "Building #9", located at 1560 E 4th Avenue, Vancouver, BC. Procurement will be conducted using a two-stage process. Stage 1 is a Request for Prequalification and Stage 2 will be an Invitation to Tender. Question Deadline 09/25/2026 at 7:00 PM PT Trevor Norris Project Manager Aboriginal Housing Management Association Email: tnorris@ahma-bc.org Replace all domestic water piping and componentry downstream of sprinkler branch. Replace the water entry station downstream of the sprinkler branch, including for backflow prevention. Replace all plumbing fixtures including hose bibbs, kitchen sinks, lavatories, water closets, laundry boxes, laundry sink, tub surrounds, and shower kits. Remove existing natural gas DHW boilers and storage tanks and install new DHW heat pumps in the parkade, along with DHW storage tanks and electric swing tank in the mechanical room. Remove the existing rooftop supply fan and replace it with a new packaged air-source heat pump make-up air unit, including rooftop ductwork and vibration isolation curb. Rebalance existing corridor supply-air. Relocate existing rooftop plumbing vents and dog houses to facilitate new make-up air unit. Replace existing kitchen rangehoods with new. Replace existing bathroom and laundry room exhaust fans with new including humidity controls. Replace existing parkade exhaust fans and controls with new. Install new mini-split heat pump system serving the amenity room. Remove existing air handling unit in parkade storage room and replace with new filtered air handling unit, including duct heater, t-stat controls, and associated ductwork. Remove existing electric baseboard heaters where shown in design package. Install new electric baseboard heaters where shown in the design package. Building will be fully occupied during renovation. Contractor to provide phasing plan at tender submission showing work plan for minimizing impact to residents and phasing heating and DHW renovations so as not to disrupt the provision of services during construction. Accessibility upgrades for unit 103, amenity room, laundry room, and amenity washroom per the design package. Fire rating remediation as required to support the project scope. Remove existing Panel L breaker from Panel H and install a new 100A fused disconnect to be fed from the existing switchboard. Remove existing Panel HW breaker from Panel H and install a new 200A fused disconnect to be fed from the existing switchboard. Replace existing Panel HW w/ a new 200A panel. Install electrical tie in for all new mechanical equipment. Refer to electrical drawing package for details. Provide new duplex weatherproof 20A GFCI receptacle to the rooftop equipment. New AHU-1/DH-1 and MUA-1 to be tied into the existing fire alarm system. Install new duct smoke detectors for AHU-1/DH-1 and MUA-1 for local shutdown. Replace existing exhaust fans and re-wire the fan's switch so the humidity override will energize the fan even when the wall switch is in the off position. Existing wiring to be re-used.
