The Work is defined in full by Exhibit A Foundation Bid Specification and Exhibit B - detail drawings, which govern. The summary below is for convenience only; where a conflict exists, the Exhibits control. Site prep and excavation, stepped to follow the north-to-south slope; strip topsoil/organics; stockpiled. Stepped footings/foundation walls ARE ALLOWED at the contractor's option where practical. Continuous reinforced perimeter footing (24" wide) and stepped stem wall ( 16" stem with 8" log-seat at top and an interior bench/ledge); overall height 4'-7", bench 3'-6 1/2 " above bottom of footing. Independent, isolated footing at the fireplace end, separated from new work by a full-height vertical isolation joint. Continuous 16" interior curtain wall on the centerline (~23 '- 10"), overall height 3'-6 1/2 ", with 16"x8" crossvent openings. Reinforcement per Exhibit A / details: footing 2-#4 continuous; walls #4 vertical @ 24" o.c.; #4 horizontal top, middle, and bottom; minimum 3" cover against earth. Concrete: 4,000 psi minimum at 28 days, air-entrained. Crawlspace drainage: perimeter footing drain in washed stone + filter fabric to daylight/sump; gravel drainage layer; exterior dampproofing; 6-mil ground vapor barrier; foundation venting. Bottom of exterior footings to 36" below adjacent finished grade min. (or on sound rock where shallower); 12" min. into undisturbed soil. Submit all questions in writing to the Owner contact no later than September 21 , 2026. Answers and any changes will be issued by written addendum to all bidders.
