Site work and new construction of an industrial development in Bangor, Maine. Completed plans call for the construction of a 35,880-square-foot industrial development; and for site work for a industrial development.

The City of Bangor Community Connector is soliciting proposals from qualified, responsive, and responsible firms to serve as Construction Manager at Risk (CMAR) and provide preconstruction and construction management services for the Community Connector Cold Storage Facility project, located at 511 Maine Avenue. The 35,880 square foot light-steel framed one story building was originally constructed as part of the Army Air Corps pre-1968, with potential redevelopment in the 70's when the City took ownership. The 35,880 square foot building has served in various capacities for the City. Currently, it serves as the bus storage facility for the City of Bangor Community Connector, office space for the Sewer Department's Collections Maintenance Group, as well as storage space and a vehicle wash. Based on the historical use of the project, the Occupancy per UBC does not need to change. This project involves maintaining a portion of the existing building as the City's Sewer Department while renovating the remaining 24,000 square feet cold storage facility for the Community Connector. The bulk of the project includes the addition of a new Community Connector Training Facility for workforce development, services for the Community Connector and an electrification system for future Battery Electric Buses (BEBs), all of which will need to be coordinated with any required renovation work. A city-wide carwash will occupy a portion of the existing structure. The accommodations are assumed to include some structural modifications, other system upgrades, and work to renovate the interior and exterior of the building. Rehabilitation of some masonry is required. Roofing will also be necessary. All questions must be directed in writing to bids@bangormaine.gov no later than February 25, 2026. City of Bangor reserves the right to answer or not answer any question received.
