Renovation of an educational facility in Kennebunk, Maine. Completed plans call for the renovation of a 228,000-square-foot educational facility.
The RSU 21 school system seeks proposals from qualified and experienced roofing contractors for the complete replacement of asphalt shingles on Kennebunk Elementary School, located at 177 Alewive Rd, Kennebunk, ME 04043. The estimated roof area to be replaced is approximately 228,000 square feet. The project aims to ensure the long-term structural integrity and weatherproofing of the school building. The selected contractor will be responsible for all labor, materials, equipment, and supervision necessary to complete the roof shingle replacement project Mobilization and Demobilization: All necessary equipment, materials, and personnel to and from the site. Safety: Adherence to all OSHA safety regulations and any local safety requirements. The contractor shall provide all necessary safety equipment and fall protection. Protection of Property: Protection of the school building, landscaping, and adjacent areas from damage during the removal and installation process. Existing Roof Removal: Complete removal and disposal of all existing asphalt shingles, underlayment, flashing, and any deteriorated sheathing or decking that is exposed during the tear-off process. All debris must be disposed of legally and responsibly. Decking/Sheathing Inspection and Repair: Thorough inspection of the existing roof decking/sheathing. Repair or replacement of any damaged, rotted, or otherwise compromised decking/sheathing will be paid on a time and material basis, with pre-approved rates. Underlayment Installation: Installation of a high-quality synthetic roof underlayment across the entire roof surface, conforming to manufacturer specifications and local building codes. Ice and water barriers shall be installed in all valleys, eaves, and penetrations as per manufacturer recommendations and local building codes. Shingle Installation: Installation of new architectural-grade asphalt shingles. The proposed shingles must be approved by the Kennebunk School Department prior to installation. Shingles shall be installed according to manufacturer specifications and industry best practices. Flashing: Installation of new step flashing, counter flashing, valley flashing, and pipe collar flashing at all necessary locations. All flashing must be watertight and aesthetically pleasing. Ventilation: Assessment of existing roof ventilation. The proposal should include recommendations for improving or maintaining adequate attic ventilation. Installation of new roof vents (ridge vents, static vents, etc.) as necessary to meet manufacturer warranty requirements and building codes. Chimney and Penetration Details: Proper sealing and flashing around all chimneys, skylights (if applicable), and other roof penetrations. Cleanup: Thorough daily cleanup of the work area, including magnetic sweeping for nails. Final comprehensive cleanup of all project-related debris from the school grounds.
