The Town of Ogunquit, Maine, is soliciting your qualifications for Construction Manager at Risk services related to constructing a new building for the Town Hall and Police Station and renovating the existing Dunaway Center. This RFQ is for the Construction Manager (CM) to provide preconstruction services to the Town before commencement of construction. After the Construction Documents, the CM will bid the documents to qualified subcontractors. The CM will prepare a Guaranteed Maximum Price (GMP) and, upon its acceptance, will build the Project. The CM will be expected to work closely with the Town and Architect and to propose cost and time-saving alternatives. The Town is inviting CM's to participate in the following selection process: THE PROJECT oThe Project consists of the site development and construction of an approximately 20,000 sf building, the renovation of the 14,260 sf Dunaway Center, and site improvements. oThe Project's total allocated budget is $13,067,500. The estimated cost of construction is $10,666,150. oThe Architect for the Project, Port City Architecture of Portland, is completing a conceptual design that will be used as the basis for the initial cost estimate in February. oFinancing for $11,935,500 is in hand as approved by the voters in June of 2023. An Additional $132,000 is in place for Dunaway Center HVAC. The final $1,000,000 is being raised for site landscaping, basketball and sports surfaces, and playground equipment.
