The Maine Bureau of General Services is conducting a competitive bid process for the Long Creek Youth Development Center Ceiling Replacement at the Long Creek Youth Development Center in South Portland, Maine. Questions and comments on the bid opening process shall be addressed to: Division of Planning, Design & Construction, Bureau of General Services, 77 State House Station, Augusta, Maine 04333- 0077, BGS.Architect@Maine.gov Questions and comments regarding the project design specifications or drawings shall be directed in writing to the Consultant during the bid period prior to the question and comment deadline of 5:00 p.m. on September 26, 2025. SMRT Architects & Engineers Mark Estabrook mestabrook@smrtinc.com The Work consists of the replacement of ceilings and wall substrate/finishes in pod dayrooms. The Work will include but is not necessarily limited to all labor, materials, equipment and accessories to: 1. Removal of existing ceiling systems. 2. Installation of new ceilings and support assemblies. 3. Removal of existing gypsum wall board & replacement with new commercial grade & abuse resistant wallboard. 4. Replacement of existing lighting. 5. Replacement of existing HVAC grilles. 6. Replacement of existing sprinkler heads. The existing building is primarily constructed of bearing and non-bearing concrete masonry, structural steel columns and roof frames and metal roof deck. This facility operates 24 hours a day, 7 days a week and cannot have any utilities shut down without prior authorization from the owner. 1. Existing Mechanical systems will be maintained and in operation throughout construction. Filters will be required in construction areas on return ducts. Return ducts shall be cleaned and all AHU filters shall be replaced prior to owner occupancy of each pod. 2. Existing Electrical systems, including emergency systems will be maintained and in operation throughout construction. 3. Existing Fire Protection Systems will be maintained and in operation throughout construction. Any shut down associated with head replacement shall be coordinated with the owner. No shut down shall occur over-night.
