The Work shall include all design work, labor, material, tools, equipment, excavation, shoring, testing, inspection, commissioning and all necessary general conditions that may be reasonably inferred from the Contract Documents to provide all Design Work and Construction Work for a 22,000sf innovative and collaborative student center for the College of Engineering. The project consists of the renovation of approximately 11,000 square feet of existing Bainer Hall and a new addition to the north elevation of approximately 11,000 square feet. The renovation will include hazardous materials abatement. The project will contain a large machining and fabrication space, collaborative work spaces, instructional classrooms, rapid prototyping space, student startup center, composites layup space with fume hood, welding and hot work space, carpentry and plastics space, sanding and shaping space, restrooms, offices, storage and mechanical spaces. An outdoor project assembly area will be located adjacent to the collaborative work space and new bicycle parking and landscaping will be installed. Existing site utilities will be relocated to make way for the addition with new fire water and sanitary sewer service to the building. An existing non-accessible ramp will be removed and replaced to meet current accessibility requirements. The project will adhere to University of California sustainability policy to achieve a targeted Energy Use Intensity (EUI) rating and attain a minimum of LEED v3 Silver certification and strive for LEED v3 Gold.
