Renovation of an educational facility in Cincinnati, Ohio. Completed plans call for the renovation of a 14-story above grade educational facility.

As of January 6, 2023, construction is complete. *The closed solicitation has been included below for reference: Demolition of existing building systems, materials and finishes generally down to concrete structural frame. Construction of a new addition immediately north and west of the existing tower. New site hardscape, landscape, and retaining walls. Reconfiguration of rooms and space on all floors to provide more effective core functions (restrooms, dorm rooms), as well as creating new common lounge space, study areas, laundry, kitchen, and a housing office suite on the ground level. Construction of a new high-performance building envelope with unitized pre-manufactured façade panels. Installation of new mechanical, electrical, plumbing, fire suppression, fire alarms, technology, and vertical transportation systems and equipment, including a new fire suppression system within Market Pointe. The selected Construction Manager at Risk, as a portion of its required Scope of Services and prior to submitting its proposal, will discuss and clarify with the University, the breakdown of the Agreement detailed cost components, to address the Owners project requirements and refine the project schedule. As required by the Agreement, and as properly authorized, provide the following categories of services: provide constructability review comments on documents produced by the A/E during the Design Development, and Construction Document stages; develop and maintain estimates of probable construction cost, value engineering, project schedules, and construction schedules; lead and manage the Subcontractor Prequalification and Bidding process, Construction and Closeout Stage. Refer to the Ohio Facilities Construction Manual for additional information about the type and extent of services required for each. A copy of the standard Agreement can be obtained at the OFCC website at http://ofcc.ohio.gov. The preconstruction and construction services are generally described below. Subcontracts including but not limited to Plumbing, Fire Protection, HVAC, Electrical and AV/Technology will be awarded by the CM to prequalified vendors using a competitive process. The parties will engage in an "open book" pricing method in which all subcontracted work shall be based upon competitive pricing that will be reviewed by the University, the A/E and the CM. The University shall have access to all books, records, documents and other data in the CM's possession related to itself, its subcontractors and material suppliers pertaining to bidding, pricing or performance of the Agreement.
