Construction Manager Services for the Morris Campus - Blakely Hall and Humanities Building Remodel project on the University of Minnesota - Morris Campus The University of Minnesota is seeking proposals for a Construction Manager at Risk for two projects on the Morris Campus of the University of Minnesota. The projects will remodel classrooms in the Humanities Building and Blakely Hall. The one award will be for two CMaR contracts; one for each of the buildings. The construction will occur simultaneously during summer 2019. The projects are currently in schematic design with Engan Architects. Humanities Instructional Classroom Improvements Project Number: 04-745-15-2615 This project involves partial demolition and renovation at the existing Humanities Building for the University of Minnesota on the University of Minnesota Morris Campus. This project was approved by the Board of Regents; to request funding from the State of Minnesota in 2016. The Humanities Building, built in 1954, is the core building for the Humanities division faculty and students. This is the building where Humanities faculty members and students graduating in any of the Humanities majors most commonly collaborate and seek services such as information on courses, faculty office hours, or curricular and extracurricular events. The building also houses the offices of most faculty members in English and in some of the languages. The main strategic goal for this renovation is to create spaces that are welcoming to students and faculty from all parts of the campus and adaptable to many potential uses. The operational plan is to provide classroom space that can be used in many different approaches and simplify the experience of Humanities major students by providing a central building where they can both find the above services and their classrooms. Through past projects the Humanities building has been made accessible with an elevator addition and restroom upgrades, and a HVAC upgrade but the education and gathering spaces remain largely untouched. All three levels of the Humanities Building (totaling 16,800 square feet) will be affected by this renovation work. Existing spaces to be reevaluated and upgraded will be: Five Classrooms One Language Teaching Center One Media Screening Room Two Seminar/Conference Rooms One Seminar/Presentation Lounge New spaces to be explored and created in transitional spaces are: Collaboration spaces Individual work areas Project highlights include: 1. This project emphasizes flexibility and adaptability within the design. It adds to the student experience through creation of lounge space, adaptable classrooms and learning spaces, and inviting work areas replace underutilized space. Student gathering spaces are featured in lounges and in hallways where the removal of lockers and installation of benches serve as seating in hallways. 2. The shell of the original spaces are to remain while the finishes, furniture, and technology will create more functional collaborative spaces that enhance today's educational experience. Blakely Hall Classroom Improvements Project Number 04-724-15-2616 This project involves partial demolition and renovation at the existing Blakely Hall for the University of Minnesota on the University of Minnesota Morris Campus. This project was approved by the Board of Regents to request funding from the State of Minnesota in 2016. Blakely Hall, built in 1920 as the senior dormitory for the West Central School of Agriculture, is currently used as UMM student residence hall on floors two and three and offices on floor one. This project will convert the existing first floor offices into new instructional spaces for the Morris Teacher Education Program (UMM TEP). The Morris Teacher Education Program has been an integral part of the Education Department since its inception. The program is part of the life-long development of an effective teacher and includes the study of liberal arts disciplines, pedagogy, teaching, and other life experiences. The main strategic goal for this renovation is to create state-of-the-art instructional spaces for preservice teachers and others to see, experience, and practice PK-12 instruction. The spaces should encourage collaboration among different cohorts (elementary and secondary at different education stages), faculty, K-12 students, and school partners as this is a key program characteristic for the UMM TEP. One level (4,880 square feet) of Blakely Hall (totaling 19,017 square feet) will be affected by this renovation work. Spaces to be provided, include: Two (2) Classrooms Seminar Room Curriculum Room Gender Neutral Restrooms Custodial Room Mechanical/Electrical Room to remain in place New spaces to be explored and created in transitional spaces: Collaboration spaces Individual work areas Project highlights include: 1. Two state-of-the-art classrooms will allow pre-service teachers and others to see, experience, and practice P-12 instruction. These rooms would be designed to support instruction in particular teaching areas. The plan includes a fully-equipped classroom that would comfortably seat 40 students and a second large classroom with a capacity of at least 25. Each classroom would be equipped with the furniture, supplies, materials, and other equipment needed to help children, adolescents, and adults learn new concepts and skills that are central to the discipline's mission of preparing teachers for all students in all places. 2. 20-person seminar room will be used for meetings, observations, and collaboration. Video technology will allow others to watch and record lessons in a separate seminar room without distracting the students. Preservice teachers can observe model lessons and students of all ages. They can also record their lessons for their own professional development and reflection. 3. A curriculum area and workspace would allow education students to have easy access to curriculum materials, instructional supplies, SMART Board and other equipment needed to prepare instructional units (e.g. laminator and die cutter). The curriculum center would also allow for breakout sessions from the other classrooms as well as small seminar groups focused on developing curricular materials. 4. The biggest challenge of this renovation is creating new systems and expectations for the HVAC on this level of Blakely Hall while maintaining the existing systems for the second level and third level which will be renovated at a later date. UMM is doing a hot water conversion project and fresh air improvement project prior to the start of this project; some coordination will need to occur. The lower level will be gutted in the project leaving it an open unoccupied space for the new classroom improvements. Engan Associates, Willmar, MN is the Architect/Engineer of Record for the Project. The Board of Regents of the University Of Minnesota (the "University") is requesting Proposals to provide Construction Manager Services for two projects on the Morris Campus of the University of Minnesota. The two projects will remodel classrooms in the Humanities Building and Blakely Hall. (the "Project"). The University requires that both Project to be substantially complete by no later than Monday, August 19, 2019. The selected Respondent will perform the Work for a Contract Sum that will include the Cost of the Work and the Respondent's Fee (as those terms are defined in the Contract). The scope of the work shall include providing cost estimating and value engineering services in cooperation with the Architect/Engineer of Record and establishing a final scope of work and guaranteed maximum price. The University has established a construction budget for the Cost of the Work in the amount of $1,400,000 Blakely + $1,400,000 Humanities (current dollars, no escalation).
