Renovation of a multi-residential development in Morris, Minnesota. Completed plans call for the renovation of a multi-residential development.

The scope of work is limited to completing all work associated with proper demo and installation of new showers while following the Standard Provisions for Contract as outlined in the next section. Proper post clean-up of all work areas is required. _ Standard Shower: 1) Demo the existing tile shower stall - Walls, Base and Curb (as needed). Move the existing faucet to new location - approximately 3-4" for new shower (shut off water to building bathroom group to install valves - if needed). Add support and _" plywood backing for grab bars and future fold down seat. The drain will be relocated to fit the new shower base. A hole will have to be core drilled through the concrete floor for the drain which will be in the center of the new base. Access to the apartment that is under the shower will be needed. A false ceiling is installed in all the bathrooms in order to access the plumbing drainpipes. The trap will need to be re-piped with PVC. 2) Build out the wall on the faucet side of the shower. Extend the faucet plumbing through the new wall. Install _" plywood backing where needed for future shower seats, grab bars and other brackets that need to be installed. Installation of a four-piece sterling or comparable shower stall 42"x34"x77" (White). After setting the shower, re-install trim for faucet, re-use and re-position the shower valve, install grab bars (if existing) and trim around shower stall with PVC boards. 3) Replacement of matching flooring (gap where cement curb was removed), any replacement of moldy wood or sheet rock found during replacement nor re-sheet rocking of area on 2" gap on faucet side (will cover with PVC trim boards). 4) Additional materials that may be needed: copper pipe, copper fittings, PVC pipe, PVC fittings, PVC trim boards, floor leveler for shower base. 5) After completion the false ceiling will need to be re-installed. _ Accessible Shower: 1) Demo and properly dispose of existing tile shower and base. We are going to reuse existing faucets, handheld shower, and grab bars. All wall and floor tiles and cement board need to be removed along with any existing floor leveler down to the steel studs and concrete floor. There is an existing PVC P-trap in place. 2) Install moisture and mold resistant _ inch sheetrock on the steel studs around the framed out shower. 3) Install an Onyx or comparable shower stall on the leveled concrete floor with the lowest curb. Install _" plywood backing where needed for future shower seats, grab bars and other brackets that need to be installed. Use an Onyx or comparable low threshold shower base with ramp 60 x 36 x 84 - (Color Coastal). The installation should also include an Onyx or comparable corner seat, soap caddie and re-installing the trim for faucet. 4) Reuse existing faucets, handheld shower and valve, and grab bars. 5) Additional materials that may be needed: copper pipe, copper fittings, PVC pipe, PVC fittings, PVC trim boards, floor leveler for shower base. 6) After completion the false ceiling will need to be re-installed. Est. Completion Date: Dec. 21, 2027. HRA reserves the right to waive informalities in proposals and to reject any or all bids at their discretion. Awarding of bids will happen after an August 21, 2025 Board meeting. An informal bid award notice may be given prior to the board meeting.
