Demolition, site work, renovation and addition to a mixed-use development in Cleveland, North Carolina. Completed plans call for the addition of a 1,044-square-foot educational facility; for the renovation of a 5,300-square-foot educational facility; for the demolition of a educational facility; and for site work for a 10,057-square-foot educational facility.
Construction of Rowan Public Library - West Branch located at 107 School Street, Cleveland, North Carolina, including all required work described on the plans and specifications for general work (which includes selective demo, structural, plumbing, mechanical and electrical work). The Project is a 1044 sq. ft. Addition to the existing Library with approximately 5300 sq. ft. of renovations to the existing adjacent Auditorium Building. Construction is basically as follows: Site work includes minimal selective demolition, site clearing of miscellaneous site improvements, grading, structural fill, concrete ramp, limited asphalt paving and underground utility services. Foundation includes the design and installation of typical concrete spread wall and column footings. Building structure is a load bearing masonry walls with steel bar joists and roof deck. Exterior walls are masonry cavity walls (CMU/Insulation/Brick Veneer). Interior finishes include: Flooring -carpet, VC Tile and Existing Wood Floors. Walls - painted. Ceilings - suspended acoustical 2x2 grids. Roof is a new fully adhered TPO Roof System. Rain water is routed to aluminum gutters to downspouts and spilled on grade. Special accommodations - All specified temporary services - phone, fax, shelter, public protection and safety items/structures, trash management, temporary toilet services, construction water, temporary power, etc. Existing Library will be closed during construction. However, Contractors should be aware of the consequences of working near School Grounds where Children are present - the library is adjacent to the RSS - New Cleveland Elementary School. Typical Plumbing work as a major subcontractor to the general - work includes typical single water closet toilet configurations; all domestic water and sewer piping, service taps, water meters/connect to existing, and, fixtures, etc. Typical HVAC work as a major subcontractor to the general - work includes dual fuel natural gas air handling units, air distribution equipment, duct systems, ventilation system, controls, etc. Typical Electrical work as a major subcontractor to the general - work includes electrical service, service distribution, receptacles, lighting, equipment, and miscellaneous special systems as indicated, etc. Alternates per requirements of Division1, listed in Section 01030. Proposals shall be received for a Single Prime contract for General Construction, including Plumbing, Mechanical, and Electrical work. All printing costs shall be paid for by the General Contractor. Subcontractors and material suppliers may purchase single sheets of plans as they so chose. Subcontractors and material suppliers are invited to visit RBSA Website (www.rbsarch.com) to ascertain the quantity and specific sheets desired. The Architect will assume no responsibility in the selection of required drawings or specification sheets. All Contractors and Subcontractors must have all required construction licenses under North Carolina State laws governing their respective trades. Each proposal must be accompanied by a certified check drawn on a bank or trust company insured by the Federal Deposit Insurance Corporation in an amount equal to not less than 5% of the proposal. In lieu thereof, a bidder may offer a bid bond of 5% of the bid, executed by a surety company licensed under the laws of North Carolina to execute such bonds, conditioned that the surety will, upon demand forthwith make payment to the Obligee upon said bond, if the bidder fails to execute the contract in accordance with the bid bond. Upon failure to forthwith make payment, the surety will pay to the Obligee an amount equal to the amount of said bond. Said deposit shall be retained by the Owner as liquidated damages in the event of failure of the successful bidder to execute the contract within ten days after the award, or to give satisfactory surety as required by law. (General Statutes of North Carolina, C0143, Article 85 - 129). Bonds: Separate Performance and Payment Bond will be required each for one hundred percent (100%) of the contract price. Payments will be made at ninety five percent (95%) of approved monthly applications until a maximum of two and one half percent (2.5%) retainage is reached per N.C.G.S. 143-134.1 (b1)- through (e). Final Certificates and payment will be issued upon acceptance of the work as complete. No bid may be withdrawn after time set for receiving bids for a period of forty five (45) days. Low bidders shall be required to submit to the Architect a Contractor's Qualification Statement (AIA Document A305) prior to award of bid. This information shall be considered privileged and confidential. Owner reserves the right to award or not to award contracts based on qualifications. Rowan County maintains the goal of ten percent (10%) minority participation in all contracts. All bidders are expected to make and document a good faith effort to achieve this goal. All the MBE documents are at the front of this project manual. The Owner reserves the right to waive irregularities and to reject any or all proposals. All printing costs shall be paid for by the General Contractor. Plans and Specifications may be viewed (and electronic from) without charge on the architect's portal.
