The primary intent of the contract is to demolish an existing two-deck multi-zone air handling unit (AHU) located in the Small Craft Harbour Building (SCHB) mechanical mezzanine and replace it with a new built-up AHU and nine (9) variable air volume (VAV) boxes complete with electric heating coils. The secondary intent of this project is to replace five existing exhaust fans in the SCHB and nearby Solar Warehouse, along with associated components and controls with new. The Contractor is to provide a fully operational and code compliant heating, ventilation, and air-conditioning (HVAC) system for the facility. The scope of work includes but is not limited to: - Demolition of an existing multizone AHU, associated piping, and controls. - Demolition of an existing steam humidifier. - Replacement of existing steam control valves and traps. - Replacement of an existing two-way chilled water control valve for the SCHB AHU with a new three-way control valve. - Supply and installation of a new built-up AHU with steam heating coil and chilled water cooling coil, variable frequency drives (VFD), associated piping, and controls. - Supply and installation of nine (9) new VAV boxes with electric heating coils and associated controls. - Modifications to existing ductwork to accommodate new AHU and VAVs. - Supply and installation of new perimeter electric baseboard heaters and associated controls. - Replacement of three (3) exhaust fans in the SCHB. - Provide new exterior wall opening in the SCHB and install a new intake louver, motorized damper, and associated controls. - Replacement of two (2) existing exhaust fans in the Solar Warehouse. - Provide all necessary wiring, conduit, and electrical components to connect to new HVAC equipment. - Provide new electronic thermostats throughout the SCHB and Solar Warehouse and connect to new and existing HVAC equipment. - Integration of the controls for the new air handling unit, VAV boxes, baseboard heaters, and exhaust fans with the existing building automation system (BAS). Supply and install a new Honeywell network controller, equipment controllers, and all other control components as specified.
