Renovation of a municipal facility in Winston Salem, North Carolina. Completed plans call for the renovation of a municipal facility.

This project is 60% masonry restoration and 40% roof replacement. Roofing, to include: Removal of approximately 18,000 SF of existing roof assemblies to expose concrete and metal decks; provision of new roofing assembly consisting of flat and tapered polyisocyanrrate insulation, cover board, EPDM and/or TPO (alternate bid) membranes. Replacement of roof drains, vent boots, flashing of curbs and roof penetrations. Existing scupper box and downspouts are to be replaced. An existing post-supported metal grate mechanical access platform is to be temporarily removed for roof replacement and reset in existing location. Steel supports are to be prepped and painted. All existing mechanical equipment is to be maintained in running condition throughout duration of construction with no service interruptions. Masonry Restoration, to include: Existing masonry parge coat and elastomeric coating over brick masonry walls shall be partially removed. Brick repointing and limited areas of brick replacement is required. Areas shall be coated with an acrylic coating. Cast stone panels are to be reset. Parapet flashings are to be replaced. Louvers in existing mechanical penthouse walls are to be replaced. Lead cap flashings are to be removed and reset in grout bed and edges sealed. Limited replacement of lead caps is included. M/WBE goals apply of 7%MBE, 4%WBE, which must be met separately. Project start ~September 14, 2021 and complete by April 30, 2022 with a period of no work January,February. End of Question Period is 5:00 PM, July 1, 2021. Bidders are hereby notified that they must be properly licensed as required by Chapter 87 of the North Carolina General Statutes. The City reserves the right to waive any informalities in the bidding and to reject any or all proposals. Estimated Range $750,000-$1,000,000 *The value for this project is based on a financial range.
