Renovation of a mixed-use development in Richfield, Minnesota. Completed plans call for the renovation of a 49,499-square-foot, one-story above grade educational facility.

This project includes: Renovation of existing building including architectural, electrical, and mechanical upgrades. Schedule: The Owner requires Substantial Completion of each phase of the project on or before the dates as follows: Phase 1: August 20, 2021 Phase 2: August 20, 2021 Prevailing Wage: Yes Work under this Contract includes: 1. Site a. Concrete sidewalk. 2. Building Structure a. Concrete slabs on grade infill b. Exterior masonry equipment screening wall. 3. Building Enclosure a. Aluminum doors and frames. b. Built-up roof system patching, pre-finished metal coping. c. Single-ply roof system replacement, pre-finished metal coping. (refer to Alternates) 4. Interior Finishes a. Insulated gypsum board/metal stud partitions, concrete block, plaster partition infill. b. Floor finishes of carpet, VCT, resilient sheet goods, ceramic tile, porcelain tile. c. Wall finishes of paint, tackable wallcovering, ceramic tile, porcelain tile. d. Ceiling finishes of acoustical lay-in tile, gypsum board, gypsum board soffits. e. Plastic laminate casework, HM doors and frames, wood doors, access panels, hardware, glazing,, toilet partitions, toilet accessories, markerboards, tackboards, miscellaneous specialties. 5. Mechanical Systems a. Plumbing including, supply and waste piping systems, piping insulation, plumbing fixtures. b. Heating including piping, piping insulation, boilers. c. Ventilation to include, air handlers, fan coils, ductwork, duct insulation, chilled water piping, DX condensers, chillers. d. Temperature control system. 6. Electrical Systems a. Electrical service, switchgear, distribution panels, conduit and wiring. b. Interior and exterior lighting. c. Low voltage work to include: Communications, horizontal cabling, public address and mass notification system, access control, video surveillance, and intrusion detection. d. Fire alarm. 7. Keep Architect fully informed about progress of the work, performance of the work and potential problems. B. The Work shall be conducted in phases as follows: 1. Phase 1: Area "A" & "D". a. On-site construction activities shall begin on February 22, 2021. b. Substantial Completion of this phase shall be on August 20, 2021. 2. Phase 2: Areas "B" & "C". a. On-site construction activities shall begin on June 8, 2021. b. Substantial completion of this phase shall be on August 20, 2021.
