Demolition, site work, new construction, renovation and addition to a mixed-use development in Alburnett, Iowa. Completed plans call for the addition of a educational facility; for the demolition of a educational facility; and for site work for a educational facility.

The bids are for a single Prime Contract (civil, general, mechanical and electrical combined) for a Performing Arts addition, CTE Shop addition, interior renovations to the school campus and new construction of a Multi-Purpose Building at the athletic complex south of town. Bids shall be on a lump sum basis; segregated sub-bids will not be accepted. Bidders and Sub-bidders requiring interpretation of the bidding documents or substitution requests are required to make a written request to the Architect by 5:00 p.m. local time seven calendar days prior to the date for receipt of Bids. Clarifications or modifications of the Bid Documents will be addressed via Addendum by 5:00 p.m. local time five calendar days prior to the date for receipt of Bids. 1. Direct correspondence to: Katie Harms, kharms@opnarchitects.com, and Jacob Cournoyer; jcournoyer@opnarchitects.com Bid security in the amount of 5% of the total bid in the form of certified check, credit union share draft, or surety bond written on an original AIA Document A310, Bid Bond, is required for this project at the time of Bid. The successful bidder will be required to provide surety Performance and Payment Bonds in an amount equal to one hundred percent (100%) of the Contract Sum. The award of the contract may be made by Alburnett Community School District Board to any responsible bidder or bidders offering suitable supplies, equipment and/or service at the lowest price taking into consideration the quality of materials or service in the best interest of the Owner. The right is reserved to reject any and all bids, or any part thereof, and to waive informalities, and to enter into such contract or contracts as shall be deemed in the best interest of the Owner. By virtue of statutory authority, preference will be given to products and provisions grown and coal produced within the State of Iowa. To provide data for analysis, a total of six penetration test borings were authorized. The borings were drilled to depths of about 16 to 26 feet below the surface. Our scope included recommendations for design of foundations, slabs and pavements as well as recommendations for earthwork corrections. Bidding questions/substitutions last day: March 23, 2021.
