Site work and new construction of a warehouse / distribution facility in Orofino, Idaho. Working plans call for the construction of a 2,500-square-foot warehouse / distribution facility; and for site work for a warehouse / distribution facility.

The Idaho Department of Health and Welfare is proposing to construct a new storage building for the State Hospital North Facility, located in Orofino, Idaho. The storage building is anticipated to be constructed as a manufactured metal building set on a concrete perimeter footing. Building would be approximately 2,500 square feet, with main loading door and man door located on the north side of the building facing the parking lot. Building envelope to be fully insulated. Minimum tenant improvement build-out would include utility stub-ups for future staff office, staff restroom, and small conference room. The design for the future tenant improvement area will a part of this project. Interior floor area to be compacted gravel with the ability to install a concrete slab when tenant improvements are done. Demolition of the existing warehouse building on the site is included under this project scope. The Division of Public Works will administer the project according to the terms and conditions of the award and State laws and guidelines. The Design-Build team will receive general instructions through the State. A Project Manager of the Division of Public Works will be assigned to serve as project manager and liaison between the Agency and the Design-Build team. The Design-Builder is required to provide Programming, Schematic Design, Design Development, Construction Documents, and Construction Observation. The Design-Build team must have licensed design professionals and consultants, licensed to work in the State of Idaho, as required for pertinent design disciplines during the Design Phases and Construction Observation. This project will need to be routed through, and receive approval by, the Idaho Division of Building Safety (DBS). The Design-Build team shall make a minimum of one (1) presentation to the Permanent Building Fund Advisory Council and shall keep in mind that during all phases, code compliance, energy efficiency, and building maintenance concerns should be incorporated into the design. The Design-Build team will be required to meet monthly with the Project Manager for the purpose of providing a verbal report regarding the previous month's progress. Such monthly meetings will show funds expended in the completion of the project and specific accomplishments related to the completion of the project. The State will attempt to select a firm at the next scheduled Permanent Building Fund Advisory Council meeting. Upon selection of a firm, the State will issue a letter of intent. However, final award is contingent upon the successful negotiation of a contract. The contents of the proposal may be used in a legal contract or agreement. Proposers should be aware that methods and procedures proposed could become contractual obligations. The State reserves the right to reject any or all proposals received as a result of this request.
