Project Location: Work shall be performed under this Contract on the campus of the University of Iowa Hospitals and Clinics, 200 Hawkins Drive, Iowa City, IA 52242. b. The Constructor shall furnish all labor, materials, tools, equipment necessary for, and incidental to, construction of this project as indicated on Drawings dated 12/13/2024. c. Work shall include everything requisite and necessary to finish work properly, notwithstanding that not every item of labor or materials or accessories required to make project complete may be specifically mentioned. d. General Description of Work: 1) Project consists of expansion of the Neonatal Intensive Care Unit (NICU) into 33,550 gross square feet of existing shell space located on Level 8 of the Stead Family Children's Hospital (SFCH). The project adds 28 patient rooms, including 4 twin rooms and the required support areas. Select staff support spaces will serve both Level 7 and Level 8 staff, requiring phasing of construction to ensure staff support spaces are available when the Level 7 project is complete. The existing concrete slab is to be leveled. MEPT scope includes modifying the existing sprinkler system, adding plumbing fixtures and associated sanitary and water piping, adding medical gas outlets and piping, modifying and extending the existing VAV HVAC system, extending electrical and lighting system from the existing electrical room, and extending low voltage systems from the existing telecommunications room (including data, security, and fire alarm systems). 2) Alternates: None 3) Allowances: Allowances shall include the costs of materials, supplies and equipment delivered to the Worksite, less applicable trade discounts and including requisite taxes, and unloading and handling at the Worksite, unless specifically stated otherwise. The Constructor's Overhead and profit for the allowances shall be included in the Contract Price, but not in the allowances. The Contract Price shall be adjusted by Change Order to reflect the actual costs when they are greater than or less than the allowances. Allowance 1: Exterior Window Replacement Metal Infill Panels (for ICRA negative air machine exhaust) - Contractor shall include an allowance in the Contract Sum (Base Bid) in the amount of thirty thousand dollars ($30,000) for AWS to remove the existing Mapes SSG panel at the completion of construction and install the final exterior window assembly. The contractor is responsible for any required penetrations, weather seal and associated equipment in the metal panel for the negative air machines independently from this allowance. Targeted Small Business (TSB): The certified Iowa TSB participation goal for this project is 10 percent (10%) of the Base Bid. This establishes the amount that should be reported on the Final Payment Reporting Form as part of the TSB Program. Question Deadline 01/07/2025 Written request to the Design Professional Maintenance Bond: Not Applicable Work by Owner: 1) Furniture and Medical Equipment provided by the Owner. Constructor shall install raceways, wiring and cabling. Refer to drawings for medical equipment to be installed by constructor. 2) Art installation. 3) Testing and Balancing 4) MEPT Commissioning Agent 5) Medical Gas Certification 6) Door Labeling 7) Particulate Testing 8) HCIS (Nurse Call, Technology Equipment, DAS, AV, WAP, RTLS) rough-in and raceway by Constructor. 9) Terminal Clean 10) Room signage 11) Final Keying and Keying Schedule 12) The Owner may procure a photographic documentation firm to take photos. It will be the Constructor's responsibility to coordinate above ceiling and in wall. 13) Decommissioning of existing space, which may include removal, relocation or disposal of any non-fixed furniture, fixtures, and equipment. 14) Refer to the Project Drawings and Specifications for the Communication Systems equipment and cabling coordination requirements. 15) The owner shall provide double-interlock preaction system for installation by the contractor in each sprinkler zone. Each preaction system shall be connected to the fire alarm and sprinkler systems during construction by the contractor. The preaction systems shall be turned back over to the owner at the completion of construction. 16) Metal infill panel to be installed in exterior window opening by owner for contractor supplied negative air machine exhaust required by ICRA. f. Work Sequence: 1) Schedule includes overtime, night shifts, temporary infection control setup, punchlist, temporary infection control tear-down, commissioning, all owner testing & special inspections. 2) Phasing to occur sequentially, unless otherwise noted. 3) Constructor shall substantially complete all work identified in Phase 1 by August 29, 2025. 4) Constructor shall complete all work identified in Phase 3A within 14 calendar days. 5) Constructor shall complete all work identified in Phase 3B within 14 calendar days. 6) A Substantial Completion certificate will be issued for each of the Phases 1, 2, 3A & 3B as completed to the satisfaction of the Owner and Design Professional.
