Renovation of a multi-residential development in Shoreline, Washington. Working plans call for the renovation of a multi-residential development.
The existing wood framed decks will include the removal of all associated flashing and the top layer of CDX plywood deck sheathing and applied liner coating. The second sheet of CDX deck sheathing will be repaired as needed if damage has occurred. Contractor will install all associated flashings and prep per manufacturer recommendations to assure a proper application. The existing deck railings will be removed, labeled and stored for work to be complete as each railing is a custom fit. Once the deck work is complete, Contractor will clean all railings and reinstall using appropriate fasteners. The existing concrete decks will require adequate sandblasting/grinding to remove the existing coating and be cleaned and prepped per manufacturer recommendations prior to applying the new deck coating. All existing flashings to remain. Deck mounted DHP units with base will be either removed and safely stored or dealt with in such a way that the new deck coating can be successfully applied, Contractors discretion. Contractor is responsible to ensure proper functioning and recommissioning of all DHP units at the completion of the project. Payable to: King County Housing Authority Process: Bid Bond or Certified Check will be returned to the Unsuccessful Bidders within Ten (10) Days after the Contract Award. Projects valued over one hundred fifty thousand ($150,000) dollars require a one hundred (100%) percent Performance and Payment Bond. (See Section C - Contract Documents) BONDING & INSURANCE FOR CONTRACT AWARD: The contract award will be contingent on full performance bonding, or equivalent and contractor's ability to meet KCHA insurance requirements as outlined in the bid documents. DAVIS BACON LABOR RATES: Bidders should note that the current prevailing Davis-Bacon labor rates and weekly payroll reporting requirements apply to this project. WASHINGTON STATE REQUIREMENT: All contractors and subcontractors working on this project are required to file a "Statement of Intent to Pay Prevailing Wages", "Affidavit of Wages Paid" and certified payroll with L&I. (See Form A.14 for additional information.) The King County Housing Authority reserves the right to reject any or all bids or to waive any informality in the bidding. No bid shall be withdrawn for a period of thirty (30) calendar days subsequent to the opening of the bids without the written consent of KCHA.
