Renovation of a mixed-use development in Glenwood Springs, Colorado. Completed plans call for the renovation of a educational facility; educational facility; and 5,650-square-foot laboratory facility.
SCOPE OF PROJECT Colorado Mountain College's Spring Valley Campus located at 3000 County Road 114, Glenwood Springs, CO is requesting quotes from qualified firms and/or individuals to renovate approximately 5,650 square feet in Spring Valley's Student Center. SPECIFICATIONS This renovation will accommodate the campuses' nursing program and will include- o Four high fidelity simulation labs o Two control rooms o Two debrief rooms o Two practice rooms o One nurses' station o One skills lab o One general purpose classroom o Two storage rooms. o CMC will have updated environmental testing completed in October. If there are any additional areas requiring abatement, CMC will contract directly with the abatement contractor to complete the work prior to January 3, 2022. Proposals submitted for this request will be reviewed and scored to determine which firms will be short-listed to bid on the full construction documents for CMC's nursing lab renovation. This building was renovated in 2019-2020. At that time, this particular area had the flooring removed, wall base removed, ACM walls removed, new ceiling grid installed, new lighting, new mechanical equipment installed, and sprinklers were added. As much of the existing ceiling and lighting that can be reused is requested. Knowing that a future renovation would be occurring within two years, no other work has been completed in this area. CMC will contract directly with the low voltage sub-contractor, AV contractor, and AV integrator. All conduit runs for both electrical and low voltage will be the responsibility of the general contractor/electrical sub, but CMC's low voltage contractor will pull the cabling and terminate the low voltage. CMC will also contract directly with Alpha Security for security cameras and Stanley for all card readers, but the contractor will be responsible for the conduit runs. CONSTRUCTION The Owner is seeking a general contractor to coordinate and manage the building process of the proposed project. The Contractor shall understand construction methods and techniques. Contractor shall construct the project in accordance with construction documents and specifications within the scheduled timeframe. Site - Contractor will provide supervision of all internal personnel and subcontractors. Contractor will ensure prohibited items by law are not brought onto the CMC's property by those under the Contractor's responsibility. Contractor is responsible for site safety. Contractor will work with the Owner's selected construction material testing firm to provide appropriate notice of inspection requests. Contractor will work with the Owner's selected commissioning agent and provide timely information as requested by this consultant. Schedule - Contractor shall manage the construction schedule and communicate the 3-week look ahead schedule every week and provide updated full project schedules monthly with each application for payment. OAC meetings will be held weekly during the construction process. Budget - Contractor is responsible for the construction budget and that it is managed in accordance to the bid provided to CMC. Pay applications will be provided per the contract in a timely fashion so that invoices may be submitted to the Owner for payment. Documentation - Maintain and provide to the Owner all construction related documentation such as RFI's, submittals, schedules, and inspections. Candidate shall fulfill contractor's responsibilities regarding actions, and documentation. Quality - Quality control is the general contractor's responsibility. The Contractor shall provide a product with the highest quality workmanship. Completion - Close-out and warranty services will be in accordance with contract documents. Contractor will work with project team members to close out the project proactively and efficiently at completion. Contractor will provide warranty request process to the Owner and respond appropriately and timely to such requests. TIMELINE CMC's desire is that the AV integration is completed at the same time and meet the goal completion date of April 30th, 2022. Please review the construction documents and specifications provided by Hord Coplan Macht. o Estimated contract execution date-December 8, 2021. o Contract will need to be approved by the CMC Board of Trustees. Due to the quick turnaround between the bids being due and Board approval, we are including the template Construction Contract for review. Please note any proposed revisions to the contract in your proposal (other than project specific items that will be included upon selection of the awarded proposal). o Construction Completion (TCO)-April 30, 2022.
