Renovation of a municipal facility in Glendale, California. Completed plans call for the renovation of a municipal facility.
Rockhaven Roof Restoration and Replacement - Remove and Replace spanish tile roof at building c pines cottage (3,500 sq.ft.). Carefully remove existing mission style tile roof for reinstall (dispose of broken unusable tiles). Carefully remove mortar remnants adhering to any tiles. Retain and protect all undamaged tiles on site until ready to reinstall. Remove and preserve existing rain gutters and downspouts. Remove and dispose of the existing underlayment waterproofing. Replace damaged wood battens and wood roof deck. Repair or replace damaged or rotted rafter tails. prioritize repair over replacement. Repair damaged areas with a two-part hardener and/or wood filler (abatron or equivalent). wood dutchman repairs may also be used. replace rafter tails with new wood Only when level of deterioration precludes repair. All repaired or replaced rafter tails shall be primed with dunn edwards ultra-grip primer and finished with two coats of dunn edwards evershield exterior flat paint (colored to match existing). provide and install two layers of self-adhesive water proof membrane (soprema, wip 300 or equal). provide and install metal ridge and valley underlayment. provide metal flashing and drip edge sized to meet with rain gutters. re-install rain gutters with appropriate slope and pitch to prevent spillover to the back side. all replacement tiles required shall match the color/color range, shape, texture, and size of the tiles salvaged from the building where they will be installed and be approved by the city. reinstall all salvaged tiles and required new tiles using 8d copper nails or other appropriate non-corrosive fasteners. ensure even distribution of colors if applicable. set all tiles in a full mud set mortar to match color, texture, and placement of originalmortar. finish all ridges with a full mortared ridge and clay ridge cap tile. Locations- locations: Building E little hospital / the dorms (1,425 sq ft.) Building F coulter cottage (1,400 sq.ft.) Building G oaks cottage (3,116 sq.ft.) Building H willows cottage and wall caps (2,200 sq.ft.) Building I dining hall (1,200 sq.ft.) Building J annex building/elms cottage (3,335 sq.ft.) Building K laundry & garage (1,200 sq.ft.) Building M rose cottage (1,400 sq.ft.) Building N acorn cottage (250 sq.ft.) Building O food storage building (120 sq ft.)
