“The owner has selected a Construction Manager. A timeline for construction has not yet been established.” The City of Laconia is requesting Statements of Qualifications from qualified construction management firms for CM services related to the rehabilitation of the Laconia Parking Garage. Anticipated work will include, but not be limited to; Coordinate with building owners and tenants to minimize the impact of the rehabilitation on their operations. Repair/replacement of structural steel components. Repair/ replacement of the ramps to and from the parking decks. Repair/replacement of the garage's deck panels. Replacement of the storm water drainage system. Rehabilitation of existing stairwells. Construction of a new exterior stair tower with elevator. Construction of a new facade. Replace and improve the garage's lighting system. Replace/reconfigure the City's electrical panel box such that only City circuits are in the box. Replace reconfigure the private panel box to support the additional circuits. Installation of a security camera system. Installation of conduits to support electrical vehicle charging stations on the City's parking decks. Modifications to the shared utility room to individual utility rooms. Repave of the private ground level parking lot. The City of Laconia desires to rehabilitate the structure. There is an Engineer/ Architect currently preparing a design and the City would like a CM firm to perform services including, but not limited to, constructability of the design during the design process, at a fixed fee, and the rehabilitation of the garage. The City estimates the construction budget to be $6,000,000. The City is considering construction start dates of July, 2022 or April, 2023. The City of Laconia reserves the right to accept or reject any and/or all submissions or any part thereof, to waive any formality in the process, and to accept the submission considered to be in the best interest of the City. Failure to submit all information called for may be sufficient grounds for disqualification.
