SUBJECT The purpose of this Statement of Work is to provide the Federal Medical Center Devens (FMC, Devens), Facilities department with a contract to provide Preventative Maintenance and Repairs to the three (3) Trane Chillers located inside the Powerhouse at FMC Devens, 42 Patton Road, Devens, MA 01432 2. PLACE OF PERFORMANCE The place of performance will be Devens Federal Medical Center Powerhouse, 42 Patton Road, Devens, MA 01432. The existing three (3) Trane chillers are approximately 22 years old and are in need of both repair and Maintenance. All three Chillers, CHLR-C-1, CHLR-C-2, and CHLR-C-3 require preventative maintenance to ensure that they are fully operational for the 2022 cooling season. Chiller 1 (CHLR-C-1) requires technical troubleshooting and minor repairs in addition to Annual Preventative maintenance. Chiller 2 (CHLR-C-2) is currently offline and has been previously diagnosed with a damaged vane that requires replacement, as well as Annual Preventative Maintenance. Chiller 3 (CHLR-C-3) requires troubleshooting and minor repairs in addition to Annual Preventative Maintenance Annual Preventative Maintenance will include the following at a minimum: o Check water flows and interlocks o Check operational set points/performances o Calibrate controls o Check configurations of unit control modules o Inspect contacts and tighten terminals o Test/Inspect the motor compressors with a megohmmeter o Record operating pressures/amperages/voltages o Change oil o Replace oil filters o Carry out leak test o Replace line drier cores o Lubricate motors/dampers/bearing o Check operation of machines/compare conditions of operation against original commissioning data There will be a pre-quote site visit where all interested contractors will be given ample time to review the three chillers and ancillary equipment, review the building layout for access, and ask questions. Due to the 24/7 operating status of FMC Devens, as well as the medical mission, there will need to be two (2) chillers on-line and operating at all times after April 1, 2022. At the end of this 22Z2AA6 Repair Chillers contract, all three chillers will operate as designed and will be able to be on-line for the start of the 2022 cooling season. All parts and labor will be provided by the contractor. All refrigerant recovery and replacement will be the responsibility of the Contractor CHEDULE Services will be anticipated completed within 120 days after receipt of order from the Contracting Officer. Should a longer period be needed, the Contractor should contact the COR and the Contracting Officer as soon as physically possible.
