Renovation of a residential development in Norristown, Pennsylvania. Completed plans call for the renovation of a residential development.
MCHA will only accept bids submitted electronically via the portal Bidding documents, including scope of work, and solicitation details are only available Bid Bond in an amount equal to five percent (5%) of the bid shall be submitted via portal. Performance and Payment Bonds submitted after award. This Contract is subject to the requirements of Section 3 of the Housing and Urban Development Act of 1968, as amended. Further details regarding the solicitation for bids for the project are available on portal MCHA Attention is called to the fact that not less than the minimum salaries and wages as set forth in the Contract Documents must be paid on this project. Per the owner, work is anticipated to begin in April or May depending on availability of detectors once a contractor is awarded. CLARIFICATION DEADLINE 3/10/2022 2:00 PM a) Removal of existing detectors b) Installation of MCHA provide detectors at Bright Hope Community c) Supply and install contractor provided detectors at Golden Age and Smith d) Testing of newly installed detectors e) Coordination with programmer Bright Hope Community o Remove 325 current carbon monoxide/smoke detectors as identified by MCHA. Install MCHA provided carbon/smoke detectors in residential units at Bright Hope Community. o There are 179 residential units at Bright Hope. 146 units require two detectors to be installed, one on each level of the home, 33 require one detector to be installed. o The location of installation is where existing detector was removed. Installation is hardwired with battery back-up. o MCHA will provide 325 carbon monoxide /smoke detectors to contractor at start of the job. The model number is BRK Smoke & Carbon Monoxide Alarm, AC Power with Alkaline Battery Back-up SC9120B. o Contractor must test each detector after installation. System must notify tenants of an activated detector. To do this Contractor should use a spray smoke to activate detector. The carbon monoxide module of the detector must be tested with spray CO. o Carbon monoxide/smoke detectors must be fully functional at end of each workday. Smith Towers o Remove 96 current combination heat, smoke, and carbon monoxide detectors as identified by MCHA. Install contractor provided combination heat, smoke, and carbon monoxide detectors in residential units at Smith Towers. o Remove 4 Carbon Monoxide detectors. Location Boiler Room, Maintenance Shop, and Community Room and Laundry. Install contractor provided Carbon Monoxide Detectors in those three locations. o There are 80 residential units at Smith. 64 units require 1 detector and 16 require 2 detectors to be installed. o The location of installation is where existing detector was removed. Installation is hardwired. o Contractor will supply all of the detectors at the start of the job including: 96 combination heat, smoke, and carbon monoxide detectors (model number is Edwards SIGA - OSHCD) for the residential units and 4 Carbon Monoxide Detectors (model number System Sensor CO1224T) for the non-residential installations. In addition, contractor will supply MCHA with attic stock of 5 Edwards detectors and 2 System Sensor detectors. o Contractor must test each detector after installation for the following: that the detector places the fire alarm panel in "Alarm" state, which will set off the buildings speaker system to notify tenants of an activated detector. To do this Contractor should use a spray smoke to activate detector. The carbon monoxide module of the detector must be tested with spray CO. o ADT is responsible for the final programming of the system. Upon completion of the installation and testing, contractor must notify ADT (MCHA will provide contact) for programming to occur. Coordination with ADT is considered part of this scope. o System must be fully functional at the end of each workday
