Renovation of a municipal facility in San Francisco, California. Completed plans call for the renovation of a municipal facility.

City Hall in San Francisco is an historic building and is a Federal, State and City Landmark. This project primarily involves the replacement of water-to-air heat pump units which serve the cooling and heating needs of various spaces in City Hall. The heat pump units serving the 4th floor are typically located in the attic. New attic service platforms also need to be constructed for service and maintenance access to the new units. The heat pumps serving the basement, 2nd, and 3rd floors are typically located in mechanical closets. Heat pump units serving IDF and computer server rooms are cooling-only AC (Air Conditioning) or CAC (Central Air Conditioning) units. The building will be occupied during construction including the areas served by the heat pumps that are being replaced. The Contractor shall be responsible for the design, permitting, and installation of the heat pump units including structural and mechanical engineering. The scope of work also includes duct cleaning. 1) Class "B", "C-10", "C-20", and "C-36" license required to bid. 2) Pursuant to San Francisco Administrative Code ("Administrative Code") Section 6.25 and Chapter 25 of the Environment Code, "Clean Construction" is required for the performance of all work. 3) Bid discounts may be applied as per Administrative Code Chapter 14B. 4) LBE Subcontracting Participation Requirement is 8% LBE. 5) Good Faith Efforts. In accordance with Administrative Code Chapter 14B requirements, all bidders shall submit documented good faith efforts with their bids, except those who exceed the above stated LBE subcontracting participation requirement by 35%. Bidders must achieve 80 out of 100 points to be deemed responsive. Bidders will receive 15 points for attending the pre-bid conference. Refer to CMDForm 2B.
