PURPOSE The purpose of this Invitation for Bid is for Roanoke City Public Schools ("RCPS", "Owner") to procure a Contractor ("Offeror") to provide demolition services at RUFFNER PROFESSIONAL DEVELOPMENT AND OPERATIONS CENTER ("Operations Center"), a former middle school, located at 3601 Ferncliff Avenue NW, Roanoke, VA 24017 BACKGROUND There is a need to repurpose the existing 77,256 square foot Operations Center into a Career and Technical Education ("CTE") building. The Operations Center consists of three buildings: Building 1 is the main professional building; Building 2 is the former gymnasium; and Building 3 is the annex and is not part of this scope of work. The current building was a former middle school prior to its conversion to an operations center. Demolition work (the "Project" or the "Work") within the Operations Center is required to repurpose buildings 1 and 2 into a CTE building. Note: This Project will be funded with federal funds. SCOPE OF WORK The Project includes interior demolition within the main professional building (Building 2) and the gymnasium building (Building 3). The Work can begin May 1, 2022. Demolition work will be limited to work within Buildings 1 and 2 and includes work associated with the exterior wall for new framed opening. The description of services shall establish minimum requirements and expectations. RCPS reserves the right to waive any or all requirements specified herein. 1. Provide all labor, materials, equipment, and supervision necessary for the complete construction described in this IFB. A local building permit issued by the City of Roanoke is required to be obtained by bidders and included in the lump sum bid. 2. Bids shall be based on the drawings and specifications provided by C2 Architecture dated March 11, 2022, hereafter the "Specifications" (Attachment 1).
