Base Bid: This project is for the modification of MFSC administrative HQ space in Building 1121, Bay 3 in MCLB Albany, GA. The project will renovate 8,500 square feet of warehouse space to office admin space. The space shall include, but is not limited to, executive private offices, open cubicle area, conference rooms, breakroom, and restroom with showers for 77 personnel. All required equipment rooms will be in addition to the 8,500 sf allowance and will be located as necessary to allow for proper sizing of unit spaces in accordance with the UFC requirements. The Contractor shall centrally locate the conference room near the entry, and provide two printer and copy areas in a centralized area of the cubicle area. The Contractor shall provide the required number of restrooms and showers based on UFC requirements for the number of personnel in the space. Building 1121, Bay 3 administrative space will be a modification of an existing footprint. The modification will allow a more efficient use of the existing square footage and mitigating safety hazards by separating administrative foot traffic from logistical operations. Additionally, the project will include a demolition of 12,900 sf of existing administrative space (4,200 sf in Bay 1 and 8,700 sf in Bay 3) in conjunction with the U.S. Marine Corps Infrastructure Reset Strategy. Areas affected by repair will be in compliance with applicable ATFP, Fire Suppression, Seismic, Accessibility, ASHRAE, and LEEDs codes and standards (as required) upon completion of the project. Option 1: Provide 15 exterior windows for office spaces and daylight, one new exterior door entrance, louvers as required (nine louvers requested), new sidewalks, pavement markings, wheel stops, traffic island feature, and a flagpole. All windows and doors shall meet ATFP requirements. Option 2: Breakroom for 40-50 people with exterior windows (all administrative office requests outside of the 8,500 SF footprint will need to be an option).
