Renovation of a municipal facility in Claremont, New Hampshire. Completed plans call for the renovation of a municipal facility.

The City of Claremont is soliciting firms for pricing of replacement of five roofs on our Municipal Complex. These roofs are located on the expansion of the Claremont City Hall & Opera House from the 1970's. Three out of five roofs are PVC Assembly with a steel deck. One roof consists of built-up roofing system over concrete. The fifth roof consists of asphalt shingles over a wood deck. The selected contractor will provide the City of Claremont with professional services to realize the successful implementation of all aspects of this scope. The contractor will be responsible for coordinating work with all sub-contractors, if needed. The list and order of activities outlined below may be amended and finalized with the contractor. The scope of work includes, but is not limited to, the following elements: o Schedule work in coordination with the Maintenance Supervisor o Contractor shall furnish all permits, labor, materials, equipment, tools, transportation and services necessary plus incidentals for the proper installation and removal of old roofs. o All roofing work shall be executed as such that the building is protected from water infiltration. o All tools, staging, unused materials and debris to be organized and put away at days end. Special attention to be given to materials, or items that can be dropped off or blown off of the roof. o All changes to the contract must be to the City of Claremont in writing. All changes must be approved prior to starting work. All Proposals become the property of the CITY and will therefore be considered a public document which will be open to public viewing, after the bid opening. This Proposal, if accepted, will become a legally binding addendum to the eventual contractual agreement with the CITY. This request for Proposal in no way commits the CITY to make an award or reimburse any CONTRACTOR for any expense incurred in responding to this request. The successful CONTRACTOR will be required to provide proof of General Liability, Motor Vehicle, Worker's Compensation and Excess Liability (an "umbrella" policy) insurance, identifying the City of Claremont as an additional insured, and must be submitted to the CITY upon signing of a contract for services. The policy must be issued by a carrier that is duly licensed to do business in the State of New Hampshire. Any subcontractors will be subject to the same insurance requirements. Insurance Requirements: Comprehensive General Liability, including Completed Operations Coverage - $1,000,000 per occurrence/ $2,000,000 Aggregate - CITY must be named as an additional insured. Motor Vehicle Liability - $1,000,000 combined single limit - CITY must be named as an additional insured. Coverage must include all owned, non-owned and hired vehicles. Worker's Compensation on all workers providing services under this Agreement; Employer's Liability with limits in an amount no less than statutory limits. All Subcontractors, as agents of CONTRACTOR under this Agreement, are subject to the same insurance requirements as the CONTRACTOR. Excess Liability in the minimum amount of $1,000,000 each occurrence - CITY must be named as an additional insured. This is an equal opportunity/affirmative action agency. The City of Claremont reserves the right to make any changes to this RFP, or to reject any and all proposals, or parts of any and all proposals, or to accept any proposal or portion thereof deemed to be in the best interest of the City of Claremont, or to postpone or cancel this RFP, at any time, or to re-solicit this RFP, or to waive any irregularities in this RFP or in the offers received as a result of this RFP. Flat Roof Specifications #1C, 1D, 1E: Coordinate operations with representatives to minimize any facility and personal disruption. Existing PVC Roof assembly will be removed down to steel deck and disposed of. o The clean decks will be covered with two alternating layers of 2.6" polyisocyanurate Insulation having combined LTTR of approximately 30 fastened to deck per manufactured specs. 1/2 high density poly- is cyanurate cover board installed over insulation. o Assembly would be covered with .060 black EPDM membrane, adhered to surface and seams bonded with pressure sensitive seam tape to create monolithic membrane. o Roof drains would be flashed with EPDM grade flashing new clamp rings 2 strainer, with 4 x4 sump, 1.5 inches deep at each drain. o All curb based would be flashed will adhered .60 EPDM membrane plus 24-gauge counter flashing. o All other penetrations to be flashed as required EPDM flashing material. o All abutting vertical and parapet walls to be flashed with EPDM membrane. o Roofs perimeter edge will be trimmed with custom fabricated 20 oz copper metal. Edge metal to be hemmed over a continuous 20 oz copper track, fastened to the perimeter wood blocking. o Please list any warranty by installer or manufacturer. Roof 1F: o Existing smooth surface built up system removed down to concrete deck and disposed of. o Exposed deck to be covered with vapor barrier membrane and set in primer to manufactured specs. o The installed vapor barrier would be covered with 1/8" per foot polyisocyanurate insulation assembly having and average LTTR of 30. The insulation assembly would be fastened to the upper barrier below the low-rise foam adhesive per manufacturer specs. o The insulation assembly would be covered with .060 black EPDM membrane. The membrane would be adhered to the insulation surface below, with all the seams bonded together with pressure sensitive seam tape to create a monolithic membrane. o Roof drains to be replaced with Zurn cast iron bowls, clamping rings and strainers. Drains to be flashed with newly applied EPDM membrane (plumbing by another). o All abutting vertical and parapet walls would be reflashed with EPDM membrane. o Perimeter edge trimmed with 20 oz copper edge metal. The edge metals will be hemmed over a continuous 20 oz copper track fastened to the perimeter blocking. o Please list any warranty by installer or manufacturer. Roof 1H: Standing Seam Metal o Roof G will be protected from any debris from Roof 1H apron removal of existing shingles. o Asphalt shingles to be removed down to the wood deck and properly disposed. o Wood deck to be covered with 1/2 inch high density poly iscoyanurate cover board, anchored to the wood deck with screws per manufacturers specs. o The sub straight would be covered with 60 mil PVC membrane as manufactured by Sarafil. This adhered to the cover board with bonding adhesive. o Roof hip covered with custom shop fabricated 24-gauge hip cap. o Vertical abutting wall will be trimmed with custom shop fabricated apron flashing. o Skylight to be removed and cleaned or replaced. New curb flashing compatible with roof as required.
