Renovation of a mixed-use development in Hamilton, Ontario. Completed plans call for the renovation of a municipal facility; and parking garage.

Bidders eligible to submit Bids for this Request for Tenders have been previously selected through the process of a Request for Prequalifications, issued under Project Number C14-10-22 which closed on May 16, 2022 and C14-16-22 which closed on August 26, 2022. The scope of Work for this Project is the repair and rehabilitation for the City Hall Garage parking structure and includes, but is not limited to, concrete rehabilitation work within the City Hall garage, repair of expansion joint hardware and gland as well as heating ventilation and air conditioning (HVAC) replacement and rain water leader replacement. The City Hall garage is a single-story reinforced concrete building constructed in 1958. The building houses offices, record storage space, a vehicle maintenance garage and parking, located south of the Hamilton City Hall building. The roof slab of the garage structure is an open-air parking deck which is connected to the City Hall by two pedestrian bridges. The roof parking is accessible to vehicles and pedestrians from Hunter Street West, and the top of roof is at approximately the same elevation as the adjacent section of Hunter Street. The City Hall garage building has approximate plan dimensions of 310 feet by 125 feet. The building is divided by one (1) expansion joint at approximately the 1/3 point of the building length. The south and west sides of the building consist of reinforced concrete retaining walls. The roof deck is covered by a waterproofing membrane, insulation, concrete topping, and asphalt riding surface. Several locations exhibiting structural deterioration were observed in the garage, including cracks and delamination in the roof structure, delamination in the walls and columns, and severe deterioration of the reinforced concrete roof beams along the expansion joint. Furthermore, several cracks and penetrations through the roof slab have resulted in leaks into the records storage room, which contains sensitive documents.
